STIPULATION AGAINST LIENS
WHEREAS, NINO LU and YANO LIU, of Cumberland County, Pemsylvania, is
about to execute conteiiif, oran~ously herewith, a contract with WHEATLAND CUSTOM HOMES,
INC. of Lancaster County, Pennsylvania, for the erection of a dwelling upon a lot of land situate as
follows:
ALL THAT CERTAIN parcel of land situate in Hampden Township, Cumberland
County, Commonwealth of Pennsylvania, more particularly bounded and described to wit:
BEGINNING at a point on the noahem right-of-way line of CroRon Court at the
cor~mion front propen'y comer of Lot No. 303 and Lot No. 304 as shown on the hereinafter mentioned
plan of lots; thence along said right-of-way by a curve to the right having a radius of 25.00 feet an arc
distance of 15.82 feet to a point; thence continuing along said right-of-way line of Croflon Court by a
curve having a radius of 175.00 feet and an arc length of 13.78 feet to a point; thence continuing South
36 degrees 47 minutes 22 seconds West, a distance of 99.29 feet to a point at thc dividing line between
Lot No. 304 and Lot No. 305; thence along said dividing line North 53 degrees 12 minutes 38 seconds
West, a distance of 333.82 feet to a point; thence North 32 degrees 24 minutes 33 seconds East, a
distance of 101.30 feet to a point at the dividing line between Lot No. 303 and Lot No. 304; thence
along said dividing line South 53 degrees 12 minutes 38 seconds East, a distance of 294.51 feet to a
point; thence continuing South 84 degrees 56 minutes 53 seconds East, a distance of 51.65 feet to a
point; the Place of BEGINNING.
THE ABOVE-DESCRIBED TRACT BEING KNOWN AS Lot No. 304 of the Final
Subdivision Plan of Hampden Hearth - Phase IV-B recorded in the Cumberland County Courthouse in
Plan Book 79, Page 107. The above described tract colrtaining 34,783.42 square feet, more or less.
THE ABOVE DESCRIBED-TRACT BEING SUBJECT TO various easements of
record as indicated on the above-referenced Subdivision Plan.

UNDER AND SUBJECT to an unnamed stream, a 60 foot drainage easement centered
on existing unnamed stream and a 100 year flood plan limit all of which are along the rear lot line.
UNDER AND SUBJECT to Declarations recorded in Miscellaneous Book 340, Page
491, and Miscellaneous Book 433, Page 942, in Cumberland County, Pennsylvania.
NOW, the \~'~ day of February, 2002, at the time of and immedia~ly before the
execution of the principal contract, and before any authority has been given by the said NING LU and
YANG LILT, to the said WHEATLAND CUSTOM HOMES, INC. to conunence work on the said
building, or purcha~ materials for the same in consideration of the making of the said contract with
WHEATLAND CUSTOM HOMES, INC. and the further consideration of One Dollar, to
WHEATLAND CUSTOM HOMES, INC. paid by NING LU and YANG LIU, it is agreed that no lien
shall be filed a~iqst the building by the contractor, or any sub-contractor, nor by any of the material
men or workmen or any other person for any labor, or materials purchased, or extra labor or materials
purchased for the erection of said building, the right to file such liens being expressly waived.
WITNESS, onr hand and seals the day and year aforesaid.
