STIPULATION AGAINST LIENS
WHEREAS, Robert J. Mack, Jr. and Carol B. Mack, husband and wife of
Pennsylvania,is about to execute contemporaneously herewith,a contract with Classic Communities
Corporation, a Pennsylvania Corporation of Dauphin County, Pennsylvania, for the erection of a
dwelling upon a lot of land situate as follows:
ALL THAT CERTAIN tract or parcel of land being situated in Silver Spring
Township,Cumberland County,Pennsylvania,more particularly bounded and described as follows:
BEGINNING at a point located on the eastern right-of-way line of Balfour Drive(50
foot right-of-way) at the northwestern corner of Lot 43 on the hereinafter referenced plan; thence
along the northern line of Lot 43,North 75 degrees 04 minutes 49 seconds East,a distance of 145.71
feet to a point being the southwest corner of Lot 45;thence along the western line of Lot 45,North
24 degrees 25 minutes 03 seconds West, a distance of 210.23 feet to a point along Balfour Drive;
thence along Balfour Drive by a curve to the left having a radius of 125.00 feet and an arc length of
182.34 feet to a point; thence continuing along the same, South 14 degrees 55 minutes 11 seconds
East, a distance of 83.14 feet to a point, the point and place of BEGINNING.
BEING Lot No. 44 on the Final Subdivision Plan of Millfording Highlands, Phase
IV, recorded July 20, 2012, in the Cumberland County Recorder of Deeds Office in Instrument
Number 201221674, and CONTAINING 23,353.79 square feet or 0.5361 acres.

ALSO BEING that certain Unit, being Unit No. 44 (the "Unit"), of Millfording
Highlands, a Planned Community, which Unit is designated in the Declaration of Covenants and
Restrictions for Millfording Highlands,a Planned Community(the"Declaration")and Declaration
Plats and Plans recorded as an exhibit thereto in the Office of the Recorder of Deeds of Cumberland
County, Pennsylvania, to Instrument Number 200730960, together with any and all amendments
thereto.
UNDER AND SUBJECT, NEVERTHELESS, to the Declaration, and all
amendments thereto, all easements, restrictions, encumbrances and other matters of record or that
which a physical inspection or survey of the premises would reveal.
NOW,the cS ' day of October,2013,at the time of and immediately before the
execution of the principal contract, and before any authority has been given by the said Robert J.
Mack, Jr. and Carol B. Mack, husband and wife to the said Classic Communities Corporation, a
Pennsylvania Corporation to commence work on the said building, or purchase materials for the
same in consideration of the making of the said contract with Classic Communities Corporation, a
Pennsylvania Corporation and the further consideration of One Dollar, to Classic Communities
Corporation, a Pennsylvania Corporation paid by Robert J. Mack, Jr. and Carol B. Mack,husband
and wife it is agreed that no lien shall be filed against the building by the contractor, or any sub-
contractor, nor by any of the material men or workmen or any other person for any labor, or
materials purchased,or extra labor or materials purchased for the erection of said building,the right
to file such liens being expressly waived.
WITNESS, our hand and seals the day and year aforesaid.
