MUNICIPAL LIEN FOR SERVICES AND SEWER RATES
AND NOW, comes Monroe Township Municipal Authority, of 1220 Boiling Springs
Road, Mechanicsburg, Pennsylvania, by and through its Solicitor, Michael J. Pykosh, Esquire,
and files the following municipal claim against Jeffrey S. Unitis and Karen J. Knight - Unitis, of
which Jeffrey S. Unitis and Karen J. Knight - Unitis currently owns the property located at 1340
Kuhn Road, Boiling Springs, Pennsylvania 17007. Jeffrey S. Unitis and Karen J. Knight - Unitis
are the owner of all that certain lot of ground, including any improvements thereon, being more
fully described as follows:
ALL THAT CERTAIN piece or parcel of land, situate in Monroe
Township, Cumberland County, Pennsylvania, and being Lot No. 76 as shown on
the Plan of Lots of Sections A, B and C of White Rock Acres, recorded in the
Office of the Recorder of Deeds of Cumberland County on November 10, 1970,
in Plan Book 22, Page 15, and more fully described as follows:
BEGINNING at a point on the northern line of Kuhn Road (60 feet wide)
at the line dividing Lots 75 and 76 as shown on said Plan; thence by the northern
line of Kuhn Road by a curve to the left having a radius of 356.80 feet, the arc
distance of 121.50 feet and a chord length of 121.00 feet on a chord bearing of
South 87 degrees 30 minutes West to a permanent survey monument as shown on
said plan marking the dividing line between Lots No. 76 and 77 as shown on said
plan; thence by the eastern line of Lot No. 77, North 16 degrees 38 minutes West
330.20 feet to a point; thence by the southern lines of Lots No. 87 and 88 as
shown on said plan, North 72 degrees 28 minutes East 195.00 feet to a point;
thence by the western line of Lot No. 75 as shown on said plan, South 04 degrees
33 minutes East 371.34 feet to the place of BEGINNING.
CONTAINING 1.25 acres, more or less.
UNDER AND SUBJECT to the building lines, covenants, restrictions
and reservations as recorded with the Plan of Lots of Section "A" of White Rock
Acres in Plan Book 20, Page 40.

EXCEPTING and reserving unto the Grantor, its successor and assigns
all minerals, clays and sand beneath the surface of the ground. This provision
shall not be construed to give the Grantor or its successor or assigns the right to
mine or, remove any minerals, clays or sand from the lot herein conveyed.
BEING THE SAME PREMISES which Edward R. Unitis and Melba
Unitis, husband and wife, by Deed dated May 16, 2003, and recorded May 21,
2003, in the Recorder of Deeds Office in and for Cumberland County,
Pennsylvania, in Book 257, Page 852, granted and conveyed unto Jeffrey S.
Unitis and Karen J. Knight - Unitis, husband and wife.
TAX PARCEL NO. 22 -33- 0041 -071.
Monroe Township Municipal Authority hereby files this Municipal Lien for Services and
Sewer Rates levied and assessed from through and including. Said Authority services and sewer
rates were levied and assessed pursuant to Authority Resolution No. 02 -04, same being known as
a Resolution of the Board of Monroe Township Municipality Authority imposing user charges to
be collected from the owner of each improved property served or to be served by the Authority's
sewer system, in conjunction with all prior relevant Resolutions and Ordinances, including, but
not necessarily limited to, Monroe Township Ordinance No. 3 of 1978 and Monroe Township
Ordinance No. 99 -6, as amended; and providing for payment and collection of such user charges.
Attached hereto and incorporated herein are the statement(s) forwarded by Monroe Township
Municipal Authority for sewerage dues treated from July 1, 2013, through September 30, 2013,
which services total is in the amount of six hundred seventy -five and 00 /100 ($675.00) dollars,
which sum was duly assessed against, and the real property described herein from the date of
said billing statements as attached hereto, and for which sum, with interest in the amount of ten
(10 %) percent, along with penalties and all costs, including attorneys' fees, a municipal lien is
claimed against the above - described real property and premises in accordance with the Act of
May.16, 1923, P.L. 207, §7, as amended, 53 P.S. §7101, et seq, as amended (Municipal Claims
and Tax Liens).

Dear Mr. Unitis:
I am contacting you on behalf of Monroe Township relative to your sewer
account #406 for real estate owned by you, same being known and numbered as 1340
Kuhn Road, Boiling Springs, PA. This account is delinquent. As of the last billing
notice, same being, dated August 15, 2013, the delinquency is in the amount of
$675.00. The purpose of this letter is to give you the following three options regarding
your past due account:
A. Full Payment of the entire outstanding balance to be made within
ten (10) days of the date of this letter;
B. Contact the Authority to set up a Payment Agreement of a
minimum of $100.00 per month on account of the arrears and
required to keep up with all quarterly charges billed thereafter. The
Agreement must be finalized within ten (10) days of the date of this
letter;
C. The lien /sheriffs sale process will immediately commence if there
is no communication from the owner to set up and complete either
option A or B within ten (10) days of the date of this letter.
Option C will result in filing fees, service costs, and attorney's fees. Attorney's
fees that are incurred with respect to the collection of this delinquent account will be
assessed at the current rate. The imposition of assessment of attorney's fees may be
avoided by you making payment in full or executing a Payment Agreement within ten
(10) days of date of this letter.
