Pykosh, Esquire, and files the following municipal claim against Thomas D. Hansen and Deirdre K. Hansen, owning property located at 304 Old Stone House Road S, Mechanicsburg, PA 17055. Thomas D. Hansen and Deirdre K. Hansen, are the owners of all that certain lot of ground, including any improvements thereon, being more fully described as follows: ALL THAT CERTAIN lot or ground and the improvements thereon erected, situate in the Village of Churchtown, Township of Monroe, County of Cumberland, and State of Pennsylvania, bounded and described as follows: BEGINNING at the side of the public road leading from Churchtown to Middlesex, at a corner of a 16 foot alley; thence along said alley, Westwardly 219 feet to a 16 foot alley; thence along said alley, Northwardly 100 feet to lands now or formerly of Sylvester Trostle; thence along said land now or formerly of Sylvester Trostle, 219 feet to the said Middlesex Road; thence Southwardly along Middlesex Road, 100 feet to the place of BEGINNING. HAVING THEREON ERECTED a two -story frame dwelling with garage known and numbered as 304 Old Stone House Road, Mechanicsburg, Pennsylvania. BEING THE SAME PREMISES which Daniel E. Bretzman and Sherry L. Bretzman, by Deed dated November 21, 2003 and recorded November 25, 2003 at the Recorder of Deeds Office in Cumberland County, Pennsylvania, in J � Book 260, Page 2652, granted and conveyed unto Thomas D. Hansen and Deirdre K. Hansen, husband and wife TAX PARCEL NO.22 -28- 2401 -029 Monroe Township Municipal Authority hereby files this Municipal Lien for Services and Sewer Rates levied and assessed from through and including. Said Authority services and sewer rates were levied and assessed pursuant to Authority Resolution No. 02 -04, same being known as a Resolution of the Board of Monroe Township Municipality Authority imposing user charges to be collected from the owner of each improved property served or to be served by the Authority's sewer system, in conjunction with all prior relevant Resolutions and Ordinances, including, but not necessarily limited to, Monroe Township Ordinance No. 3 of 1978 and Monroe Township Ordinance No. 99 -6, as amended; and providing for payment and collection of such user charges. Attached hereto and incorporated herein are the statements forwarded by Monroe Township Municipal Authority to for sewerage due to be treated from July 1, 2013 through September 30, 2013, which services total is in the amount of five hundred forty -eight and 00 /100 ($548.00) dollars, which sum was duly assessed against, and the real property described herein from the date of said billing statements as attached hereto, and for which sum, with interest in the amount of ten (10 %) percent, along with penalties and all costs, including attorneys' fees, a municipal lien is claimed against the above - described real property and premises in accordance with the Act of May 16, 1923, P.L. 207, §7, as amended, 53 P.S. §7101, et seq, as amended (Municipal Claims and Tax Liens). This account is delinquent. As of the last billing notice, same being dated August 15, 2013, the delinquency is in the amount of $577.00. The purpose of this letter is to give you the following three options regarding your past due account: A. Full Payment of the entire outstanding balance to be made within ten (10) days of the date of this letter; B. Contact the Authority to set up a Payment Agreement of a minimum of $100.00 per month on account of the arrears and required to keep up with all quarterly charges billed thereafter. The Agreement must be finalized within ten (10) days of the date of this letter; C. The lien /sheriff's sale process will immediately commence if there is no communication from the owner to set up and complete either option A or B within ten (10) days of the date of this letter. Option C will result in filing fees, service costs, and attorney's fees. Attorney's fees that are incurred with respect to the collection of this delinquent account will be assessed at the current rate. The imposition of assessment of attorney's fees may be avoided by you making payment in full or executing a Payment Agreement within ten (10) days of date of this letter.
