CONTRACTOR
WHEREAS, J. THOMAS MITCHELL AND MARY JO MITCHELL, are about to execute
contemporaneously herewith a contract with TAMANINI HOMES, LLC, for the erection of a dwelling
upon a lot of land situate in:
Monroe Township, Cumberland County, Commonwealth of Pennsylvania, and more fully described in
Exhibit "A" which is attached hereto and made a part hereof known as Lot 21, Section 1, Phase 2,
Trindle Station, 824 Tamanini Way, Mechanicsburg, PA 17055
Now, IN OV. 8 , 2013, at the time of and immediately before the execution of the principal contract,
and before any authority has been given by the said owners to the said contractor to commence work on
the said building, or purchase materials for the same in consideration of the making of the said contract
with contractor and the further consideration of One ($1.00) Dollar to contractor paid by owner, it is
agreed that no lien shall be filed against the building and /or land by the contractor, or any subcontractor,
nor by any of the material men or workmen or any other person for any labor, or materials purchased, or
extra labor or materials purchased for the erection of said building, the right to file such liens being
expressly waived.

The land referred to in this Commitment is described as follows:
ALL that certain tract of land situated in Monroe Township, Cumberland County. Pennsylvania, being known as
Lot 21 known as Trindle Station as shown on the Final Plan for Section 1 of Trindle Station - Phase 2 prepared
by Alpha Consulting Engineers, Inc., as recorded to Instrument No. 200801802 in the Office of the Recorder of
Deeds in and for Cumberland County, Pennsylvania, being more fully described as follows, to wit:
BEGINNING at a point on the northerly right -of -way line of Tamanini Way at the dividing line of Lot 21 herein
described and Lot 20 as shown on the aforementioned subdivision plan; thence in and along Lot 20 North 20
degrees 46 minutes 30 seconds East, a distance of 110.00 feet to a point at Open Space G; thence in and along
Open Space G the following courses and distances: 1) South 69 degrees 13 minutes 30 seconds East, a
distance of 80.88 feet to a point; 2) thence by a curve to the right having a radius of 585.00 feet, an arc length of
25.86 feet and a chord bearing of South 67 degrees 57 minutes 31 seconds East, a distance of 25.86 feet to a
point on the westerly side of Monroe Street; thence in and along the westerly side of Monroe Street South 25
degrees 45 minutes 26 seconds West, a distance of 88.76 feet to a point; thence continuing along the westerly
side of Monroe Street and extending along the northerly side of Tamanini Way by a curve to the right having a
radius of 23.00 feet, an arc length of 34.13 feet and a chord bearing of South 68 degrees 15 minutes 58 seconds
West, a distance of 31.08 feet to a point in the northerly line of Tamanini Way; thence in and along the northerly
line of Tamanini Way North 69 degrees 13 minutes 30 seconds West, a distance of 76.11 feet to the point and
place of BEGINNING.
