Cumberland County File#21-12-1069
Dear Sir or Madam:
Please consider this a formal request for a 6-month extension of time to file a
Pennsylvania lnheritance Tax Return for the above-captioned estate. The estate's real
estate is yet to be sold and an accurate valuation cannot be determined at this time.
We understand that an extension will not extend the time for the payment of the
inheritance tax, but only the time for the filing of the inheritance tax return.
Sincerely,

Mr. Lee Laughlin
41 Turnpike Road
Newburg, PA 17240
Mr. Laughlin;
This analysis has not been performed in accordance with the uniform standards of
professional practice which requires valuers to act as unbiased,disinterested third parties with
impartiality,objectivity and independence and without accommodation of personal interest; it is
not to be construed as an appraisal and may not be used as such for any purpose.
In response to your request for a comparable market analysis of real estate for the Estate
of Hughie D. Laughlin for property located on Old Sawmill Drive(Old Sawmill Road)Newburg,
PA 17240 and identified by Cumberland County Tax Parcel #11-07-0495-002, I am sending you
my Pstimation of current market value.
The property is located on a private right-of-way known as Old Sawmill Road at the base
of the Blue Mountain Range in a remote portion of Cumberland County,the property is
unimproved mountain land with mature timber and contains approximately 6(six-plus/minus)
acres topography being level to inclining. The parcel of land would be an ideal weekend cabin
site, or land for recreation or hunting.
T'o my knowledge,testing has not been done to confirm if the land is suitable for an on-
lot septic system.
It is my opinion that a current market value of this property would be in the range of
between Twenty-Seven Thousand Dollars($27,000.00)to Thirty-Five Thousand($35,000.00)
Dollars.
Sincerely;

Mr. Lee Laughlin
41 Turnpike Road
Newburg, PA 17240
Dear Mr. Laughlin;
This analysis has not been performed in accordance with the uniform standards of
professional practice which requires valuers to act as unbiased,disinterested third parties with
impartiality,objectivity and independence a.nd without accommodation of personal interest; it is
not to be construed as an appraisal and may not be used as such for any purpose.
In response to your request for a comparable market analysis of real estate of the Estate
of Mr. Hughie Laughlin and known as 37 Turnpike Road,Newburg, PA 17240,Hopewell
Township,Cumberland County and more fully described in Cumberland County Recorder of
Deeds Book 280, Page 550, I am sending you my estimation of current market value.
The property is served by public sewer and on-lot drilled well and is improved with a one
and one-half story brick veneer dwelling.The main floor offers kitchen,dining room, living
room,three bedrooms,full bath and enclosed unheated porch. The second floor offers two
unfinished rooms. Heating system is an oil fired hot water boiler with baseboard located on the
first floor.The basement is unfinished with concrete flooring. The electrical system is served by a
]00 AMP breaker type box. Roofing material is of asphalt shingle and appears that it may be
nearing its life expectancy.
In addition to the dwelling,there is a detached three car garage,two bays with concrete
flooring and one bay with gravel flooring and workshop area.
The property appears to be in overall good condition.Cosmetic repairs and updates
would probably be required to offer the property for sale.
In its present as seen state,the property would have a current market value of between
One Hundred and Thirly Thousand Dollars($130,000.00)to One Hundred and Thirty Eight
Thousand($138,000.00) Dollars.
Respectful ly;
