Vfjereag, Sonshine I, LP, hereinafter called the Owner, is about to execute contemporaneously with Keystone
Custom Homes, Inc. of 227 Granite Run Drive, Suite 100, Lancaster, PA 17601, hereinafter called the Contractor, a
contract for the erection or construction of a SINGLE FAMILY DWELLING upon the lot of ground known as 20 Hunt
Place, Mechanicsburg, PA 17050, Lot 3Foxwood, Silver Spring Township, Mechanicsburg, Cumberland County,
Pennsylvania, described in Exhibit "A" hereof, of which Sonshine I, LP is the title holder of record, as more particularly
described in Deed Book " Page _ ;and
Row, bff �(hb� " � X at the time of and immediately before the execution of the principal contract,
and before any authority has been given by the Owner to the Contractor to commence work on said building or
improvement, to purchase materials for the same, it is hereby stipulated and agreed by and between said parties as part of
said contract and for the consideration therein set forth, nether the undersigned Contractor, any Sub - contractor or material
man, nor any other person furnishing labor or materials to the said Contractor under the contract entered into between said
parties shall file a lien for work done or material furnished to said building, improvements or any part thereof.
Tbi!5 stipulation is made and intended to be filed with the Prothonotary within 10 days after date in accordance
with the requirements of the Act of August 24, 1963, P.L. 497, as amended,

All that land or tract of ground situate in Silver Spring Township, Cumberland County,
PA, more particularly bounded and described as follows, to wit:
Beginning at a point on the southern right -of -way line of Hunt Place at the northeast
corner of Lot #2; thence along said right -of -way line S80- 29 -49E (Erroneously set
forth as S79- 55 -44E in Plan Book 90, Page 18) 100.00 feet to a point being the
northwest corner of Lot #4; thence along Lot #4 and through a 50' Atlantic Pipeline
Easement S09 -30 -11 W 150.00 feet to a point being the northeast corner of Lot #1 on
the northern line of a drainage easement; thence along Lot #1, said drainage
easement and said 50' Atlantic Pipeline Easement N80- 29 -49W 100.00 feet to a point
being the southeast corner of Lot #2; thence along Lot #2 and through said 50'
easement N09 -30 -11 E 150.00 feet to a point, being the place of beginning.
Containing 15,000 square feet. (0.34 acres)
Being Lot #3 on a Preliminary Final Subdivision Plan for Foxwood, prepared by R. J.
Fisher and Associates, Inc., and recorded in Plan Book 90, Page 18.
