WHEREAS, DA VlD E. HOFFMAN and DANETTE M. HOFFMAN of 282 Alpat Drive,
Dillsburg, Pennsylvania, is about to execute contemporaneously herewith, a contract, with ARTISTECH,
INC. of 282 Alpat Drive, Dillsburg, Pennsylvania, for the erection of a building upon premises commonly
known as LOT L-7 COUNTRY CLUB ROAD, Township EAST PENNSBORO, CUMBERLAND
County, Pennsylvania, as set forth in the deed dated January 7,2005, recorded at Deed Book
Page , in the Recorder's Office for CUMBERLAND County, Pennsylvania, as more specifically
described in Exhibit "A" which is incorporated herein and attached hereto.
NOW, January 14, 2005, at the time of and immediately before the execution of the principal
contract, and before any authority has been given by the said Owner to the said Contractor to commence
work on the said building, or purchase materials for the same in consideration of the making of the said
contract with Contractor and the further consideration of One Dollar ($1.00), to Contractor paid by Owner,
it is agreed that no lien shall be filed against the building by the Contractor, or any subcontractor, nor by
any of the materialmen or workmen or any other person for any labor, or materials purchased, or extra
labor or materials purchased for the erection of said building, the right to file such liens being expressly
waived.
WITNESS, our hands and seals the day and year aforesaid.

ALL THAT CERTAIN piece or parcel of land situate in East Pennsboro Township, Cumberland
County, Pennsylvania, more particularly bounded and described as follows, to wit:
BEGINNING at a point on the eastern line of Country Club Road at the northd.rn line of Lot L-6;
thence along the eastern side of Country Club RoadT North 16 degrees 10 minutes 00 seconds West, a
distance of 100.00 feet to a point at the southern line of Lot L-8; thence along the line of Lot L-8, North
73 degrees 50 minutes 00 seconds East, a distance ofl67.54 feet to a point; thence South 18 degrees 30
seconds 00 minutes East, a distance OiJOO.08 feet to a point at the line of Lot L-6; thence along the line
of Lot L-6, South 73 degrees 50 minlltes 00 seconds West, a distance of 171.61 feet to a point, the point
and place of BEGINNING. ..
BEING Lot L-7 as set forth in Phase I, Section I of the final subdivision plan of FIoribunda
Heights, which has been recorded in Cumberland County Recorder of Deeds Office in Plan Book 46,
Page 4.
SUBJECT to utility and drainage easements as shown on the above mentioned plan.
UNDER AND SUBJECT, NEVERTHELESS, to all easements, restrictions, encumbrances and
other matters of record or that which a physical inspection or survey of the premises would reveal.
