Farina, Prothonotary / /. , RENTAL AGREEMENT THIS RENTAL AGREEMENT is made on the first day of May, 2003, by and between Beawnaris Rentals, hereinafter called, "Owner", and RlvlL, Warehousing Corp., hereinafter called, "Renter". Owner hereby rents to Renter the personal property which is set forth in a list artached hereto as Exhibit "A" subject to the follOWing terms and conditions: I. Renter agrees to pay to Owner monthly rent in the amount of $2,000.00 on the first day of each month in advance. If said rent is not paid on or before the 5th day of each and every month, Renter agrees to pay a late payment charge of $5.00 for each 5-day period or ponion thereof the payment of rent is late. 2. The term of tlus Agreement is for one year from the date of this Agreement. This Agreement will continue for like term of years under the same terms and conditions as stated in this Agreement unless either party gives notice in writing to the other party, at least 60 days prior to the end of this Agreement of such intention to terminate the Agreement or contrnue it under changed terms and conditions. 3. Owner may increase the monthly rent or change the terms of this lease on written notice to Renter given at least 60 days in advance of the first day of the month in which the increase in rent or change in lease teons is effective; however, Owner may not make an increase or a change in the lease terms that will take effect'during the initial one-year term of the lease. 4. Renter agrees to use due care in the use of the property, and to pay for all repairs to the property or replacement of the property necessitated by any lack of care on the part of Remer. 5 IF RENTER FAILS TO MEET THE OBLIGATIONS IN THIS AGREEMENT, THE FOLLOWING PENALTIES MAY APPLY.
