County National Bank, by its attorneys, Puhl, Eastman & Thrasher, who brings this action in
mortgage foreclosure against Jeffrey C. Taylor, and Valerie C. Taylor, Defendants, whereof
the following is a statement:
I. Plaintiff, Adams County National Bank, is a national banking corporation
organized and existing under the laws of Congress relating to national banks, with its main
office at 16 Lincoln Square, Borough of Gettysburg, Adams County, Pennsylvania 17325.
2. Defendant, Jeffrey C. Taylor, is an adult individual whose last known address is
334 East Meadow Drive, Mechanicsburg, Cumberland County, Pennsylvania 17055.
3. Defendant, Valerie C. Taylor, is an adult individual whose last known address is
334 East Meadow Drive, Mechanicsburg, Cumberland County, Pennsylvania 17055.
4. Defendants are not in the military or naval service of the United States or its allies,
or otherwise within the provisions of the Soldiers' and Sailors' Civil Relief Act of the
Congress of 1940, as amended.
5. On March 14, 2003, Defendants made, executed, and delivered a mortgage upon
real estate hereinafter described to Plaintiff as Mortgagee, which mortgage is recorded in the
office of the Recorder of Deeds of Cumberland County, Pennsylvania in Record Book 1801 at
page 3460. A copy of said mortgage is attached hereto and marked as Exhibit "A". Said
mortgage is incorporated herein by reference.
6. There has been no assignment of said mortgage.
7. The real estate subject to the mortgage is known as 90 Cumberland Parkway,
Mechanicsburg, Upper Allen Township, Cumberland County, Pennsylvania, described as
follows:
BEGINNING at an iron pin at the point of intersection of the
westerly right-of-way line of Reynolds Street (50' wide) and the southerly
right-of-way line of Cumberland Parkway (relocated) (60' wide); thence
along said right-of-way line of Reynolds Street, South nine degrees
twenty-nine minutes thirty-eight seconds East (S 090 29' 38" E), a
distance of 166/65 feet to an iron pin at line of lands now or formerly of
George Von Nieda; thence along said lands now or formerly of George
Von Nieda, South eighty-four degrees forty-two minutes twenty-two
seconds West (S 84042' 22" W), a distance of 110.35 feet to a point;
thence continuing along same, South eighty-three degrees thirty-two
minutes nineteen seconds West (S 83032' 19" W), a distance of 141.44
feet to a point; thence South eighty-three degrees twenty-eight minutes
forty-two seconds West (S 830 28' 42" W), a distance of219.30 feet to a
point of intersection with the southern line ofa 60' wide right-of-way for
Relocated Cumberland Parkway and Lot No.3; then along same by a
curve to the left having a radius of 430.00 feet, an arc length of253.72 feet
to a point; thence continuing along the southern right-of-way line of
Cumberland Parkway (relocated), North forty-nine degrees forty minutes
fourteen seconds East (N 490 40' 14" E), a distance of 22.21 feet to a
point; thence continuing along same by a curve to the right having a radius
of 470.00 feet, an arc distance of252.94 feet to an iron pin, the place of
BEGINNING.
BEING Lot 3 on PreliminarylFinal Subdivision Plan for AMP
Incorporated, dated November 16, 1993, recorded March 10, 1995 in
Cumberland County Plan Book 69, Page 115.
CONTAINING 0.924 acres, more or less.
BEING the same which AMP Incorporated, a corporation
organized under the laws of the State of New Jersey, now by merger a
Pennsylvania corporation, by its Deed dated March 8, 1995, and recorded
in Cumberland County Record Book 119, at page 561, sold and conveyed
unto Jeffrey C. Taylor and Valerie C. Taylor, husband and wife,
Mortgagors herein.
A copy of said deed is attached hereto and marked as Exhibit "B". Said deed is
incorporated herein by reference.
8. The present owners of the real estate subject to the mortgage are Defendants.
9. Said mortgage is in default because the payments of principal and interest, which
have become due and payable on October 14, 2004, and on the 14th day of each month,
,: thereafter, remain due and unpaid. By the terms of said mortgage and at the option of

12. The real estate described in Paragraph 7 above is used by Defendants for
commerical purposes and is not Defendants' principle residence. Therefore, the notice
requirements of Act 6 of 1974 and Act 91 of 1983 do not apply.
WHEREFORE, Plaintiff demands IN REM judgment in mortgage foreclosure for the
sum of $11 0,575.11, plus interest from January 28, 2005, at a per diem of $20.86, additional
late charges, costs of suit, and other charges collectible under the terms of the mortgage; for
the foreclosure and sale of the mortgaged property; and for other relief as the Court deems
appropriate.
