1. Plaintiff is Mortgage Electronics Registration Systems, Inc., a corporation duly organized
and domg business at the above captioned address.
2. The Defendant is Jay Baker a/kla Jay M. Baker, who is the mortgagor and real owner orthe
mortgaged property hereinat1er described, and hIs last-known address IS 7 Pme Road, Apt. 104. Mount Holly
Springs, P A 17065.
3. On 11/15/2001, mortgagor made, executed and delivered a mortgage upon the premises
hereinafter described to Equifirst Corporation which mortgage is recorded 10 the Office of the Recorder or
Cumberland County in Mortgage Book 1739, Page 2793.
4. On 02/08/2002, the aforesaid mortgage was thereafter assigned by Equiflrst Corporation to
Mortgage Electronics Registration Systems, Inc.. as nominee for Household FlOance CorporatIon, lis
successors, Plaintiff herein, by Assignment of Mortgage recorded in the Office of the Recorder of
Cumberland County in Assignment of Mortgage Book 684, page 2919.
5. Mortgage Electronic Registration Systems. Inc., is or will be, the owncr o I' legal title
to the mortgage that is the subject of this action, and nominee for Household Mortgage Funding
Corporation Ill, its successors, which is the owner of the entire beneficial interest in the mortgage.
6. The premises subject to said mortgage is described in the legal descrtption attached as
Exhibit "A" and is known as 14 East Street, Mount Holly Springs, PA 17065.
7. The mortgage is in default because monthly payments of principal and mterest upon said
mortgage due 0812012004 and each month thereafter are due and unpaid. and by the terms of said mortgage.
upon default m such payments for a period of one month. the entire pnnclpal balance and all,ntercst duc
thereon are collectible forthwith.

9. The attorney's fees set forth above are in confonnity with the mortgage documents and
Pennsylvania Law and will be collected in the event of a third party purchaser at Shenfl's Sale. If thl'
mortgage IS remstated prior to the Sale. reasonable attorney's fees wIiI be charged based on work actually
perfonned.
10. Notice of Intention to Foreclose as required by Act 6 of 1974 (41 P.S. ~403) and notlce
required hy the Emergency Mortgage ASSistance Act of 1983 as amended under 12 PA Code Chapter 13. et
seq., commonly known as the Combined Nottce of Delmquency has been sent to Defendant by regular marl
with a certificate of mailing and by certified mail, return receipt requested.
WHEREFORE, PlaintIff demands Judgment against the Defendant in the sum of $57.216.66.
together with interest at the rate of $14.18 per diem and other costs and charges collectIble under the
mortgage and for the foreclosure and sale of the mortgaged property.
