The West Pennsboro Township, Cumberland County, Pennsylvania, by its Solicitor, Martson Law
Offices, hereby files its claim for mowing and clean -up services against the real estate hereinafter
described and sets forth its claim as follows:
STATEMENT OF CLAIM
1
The name of the municipality by which this claim is filed is West Pennsboro Township, of the
Commonwealth of Pennsylvania, located in the County of Cumberland and organized pursuant to
ordinances of West Pennsboro Township.

The name of the owner, or the reputed owner, of the property against which this claim is filed is
Karen D. Charles with a mailing address of Post Office Box 4601, Middletown, New York 10941.

A description of the property against which this Lien is filed is attached hereto and marked as
Exhibit "A" with an address of 423 Crossroad School Road, Carlisle, PA.

The authorities under and by virtue of which this Lien is filed is the Municipal Claims and Liens Act
of May 16, 1923, P.L. 207, as amended and supplemented, 53 P.S. 7101 et seq.

The lien is claimed for unpaid mowing and clean -up services fees against the above - described
property in the amount of $275.00, plus any additional fees incurred thereafter.

Interest is claimed on the above - mentioned fees until paid in full.

21 -07 -0467; and
WHEREAS, under the Last Will and Testament of Leroy J. Charles dated March 26,
2007, the within conveyed premises were not specifically devised; and
WHEREAS, the Executor conveys the herein described tract of land pursuant to the
powers vested in him, respectively, as personal representative for the Estate;
NOW, THEREFORE, that in consideration of One and 00/100 ($1.00) Dollar in hand
paid, the receipt whereof is hereby acknowledged, the grantor hereby grants and
conveys in fee simple to the said Grantee, his heirs and assigns,
ALL THAT CERTAIN tract of land situate in West Pennsboro Township, Cumberland
County, Pennsylvania, more fully bounded and described as Lot No. 1 on the Subdivision
Plan for Cross Road School Road Estates, prepared by Stanley Jarmolenko, R.S., dated
September 19, 1987 and recorded in Cumberland County Plan Book 56, Page 17, and
further bounded and described as follows:
BEGINNING at a point in the northern dedicated right -of -way line of Cross Road School
Road (T -438) at the dividing line between Lots Nos. 1 and 2 on the hereinabove related
plan; thence along said dividing line, North 19 degrees 12 minutes 06 seconds East,
298.98 feet to a point; thence along the dividing line between Lots. Nos. 1 and 5 on said
Plan, South 70 degrees 47 minutes 54 seconds East, 230.00 feet to a point; thence
along lands now or formerly of Leroy Charles, South 32 degrees 22 minutes 41 seconds
West, 307.07 feet to a pin set in the northern dedicated right -of -way line of Cross Road
School Road; thence along the said right -of -way of said Cross Road School Road, North
70 degrees 47 minutes 54 seconds West, 160.00 feet to a point, the Place of
BEGINNING.
CONTAINING 1.338 acres exclusive of dedicated right -of -way.
UNDER AND SUBJECT, NEVERTHELESS, to the following building and use
restrictions which shall be binding on the within - described tract of land only and shall not
be deemed binding on other land of the Grantors, with which buildings and use
restrictions the within Grantees, their heirs and assigns, by acceptance of this deed,
agree to comply:
1. No open dumping.
2. No mobile homes.
3. No junk cars, junk yards, or unlicensed vehicles.
4. No residence with less than 1,200 square feet of finished living area.
BEING the same premises which Harmon Graves Company and Kimba, Inc., by deed
dated May 17, 1989 and recorded in Cumberland County Deed Book 33 -Y, Page 567,
granted and conveyed to Leroy J. Charles, Grantor herein.
AND the Grantor, in his capacities as aforesaid, covenants that he has not heretofore
done or committed any act, matter, or thing whatsoever, whereby the Premises hereby
granted and conveyed, or any part thereof, is are, or shall be impeached, charged, or
encumbered in title, charge, estate, or otherwise, howsoever.
