Whereas, Lane E. Brody and Jennifer C. Brody (Owners) entered into a Contract with
Tamanini Homes, LLC (General Contractor) to provide materials and perform labor necessary for
the erection, construction, alteration, or repair of the building located at 804 Genevieve Drive,
Mechanicsburg, Pennsylvania 17055, County of Cumberland, Commonwealth of Pennsylvania, and
more particularly described in Exhibit A attached hereto.
Now, therefore, it is hereby stipulated and agreed by and between the parties, as part of the
Contract and for the consideration therein set forth, that neither the undersigned contractor, any
subcontractor or material man, nor any other person furnishing labor or materials to the contractor under
the contract may file a lien, commonly called a mechanics' lien, for work done or materials furnished to
the said building or any part thereof.
This stipulation is made and intended to be filed with the County Prothonotary for the County of
Cumberland, Commonwealth of Pennsylvania in accordance with the requirements of Section 402 of the
Mechanics' Lien Law of 1963, codified at 49 P.S. § 1402 (Purdon 1965), of the Commonwealth of
Pennsylvania in such case provided.
IN WITNESS WHEREOF, the GeMr Contractor hereto, intending to be legally bound, have set

ALL THAT CERTAIN tract of land situated in Monroe Township, Cumberland County,
Pennsylvania, being known as Lot No. 30 as set forth on the Final Subdivision Plan, Lots
30 and 39, Trindle Station, New Revised Phase 2, Section 1, prepared by Alpha
Consulting Engineers, Inc., which Plan is recorded in the Cumberland County Recorder
of Deeds Office to Instrument No. 201332632 and more particularly described as
follows:
BEGINNING at an iron pin on the northerly line of Genevieve Drive and intersection of
the corner of Lot 30 and Open Space E as set forth in the above - referenced Plan; thence
North 17 degrees 11 minutes 46 seconds West a distance of 108.01 feet to an iron pin;
thence North 72 degrees 15 minutes 00 seconds East a distance of 108.96 feet to an iron
pin; thence South 17 degrees 45 minutes 00 seconds East a distance of 85.00 feet to an
iron pin; thence by the westerly line of Street C by a curve to the right with a radius of
23.00 feet, an arc length of 36.13 feet and a chord bearing North 27 degrees 15 minutes
00 seconds East a distance of 32.53 feet to an iron pin; thence along the northerly line of
