MUNICIPAL LIEN FOR SERVICES AND SEWER RATES
AND NOW, comes Monroe Township Municipal Authority, of 1220 Boiling Springs
Road, Mechanicsburg, Pennsylvania, by and through its Solicitor, Michael J. Pykosh, Esquire,
and files the following municipal claim against Denise D. Ensminger, owning property located at .
1291 High Street, Boiling Springs, Pennsylvania 17007. Denise D. Ensminger is the owner of
all that certain lot of ground, including any improvements thereon, being more fully described as
follows:
ALL THAT PARCEL lot or tract of land with the improvements thereon
erected situate in the Village of Churchtown, Monroe Township, Cumberland
County, Pennsylvania, more particularly bounded and described, as follows,
according to a survey by Stephen G. Fisher, Registered Surveyor, dated June 22,
1979, as follows, to wit:
BEGINNING at a point on the Southern line of High Street being 379
feet in a Westerly direction by same from the center line of Main Street at corner
of lot formerly of Adam Gensler, now or late of Violet Look; thence South 20
degrees 07 minutes 31 seconds East by said lands now or late of Violet Look, 144
feet to a point in line of land formerly of John Dill, now or late of Violet P.
Dickson (this call was inadvertently omitted from prior deeds; but see Deed Book
M, Volume 28, Page 973 and the survey attached thereto); thence South 70
degrees 45 minutes West by said lands now or late of Violet P. Dickson, 40 feet to
a point in line of land now or formerly of Park Weigle, Jr.; thence by said land of
Park Weigle, Jr., North 20 degrees 07 minutes 31 seconds West, 144 feet to the
Southern line of High Street; thence North 70 degrees 45 minutes East by the
Southern line of High Street, 40 feet to the place of BEGINNING.
HAVING ERECTED a two and one -half story dwelling known and
numbered as 1291 High Street, Boiling Springs, Pennsylvania.

BEING THE SAME PREMISES which Dana L. Best, an unmarried
woman, by Deed dated April 9, 2008 and recorded April 16, 2008 at the Recorder
of Deeds Office in Cumberland County, Pennsylvania, as Instrument Number
200811980, granted and conveyed unto Denise D. Ensminger, an adult individual.
TAX PARCEL NO. 22-28-2401-085.
Monroe Township Municipal Authority hereby files this Municipal Lien for Services and
Sewer Rates levied and assessed from through and including. Said Authority services and sewer
rates were levied and assessed pursuant to Authority Resolution No. 02 -04, same being known as
a Resolution of the Board of Monroe Township Municipality Authority imposing user charges to
be collected from the owner of each improved property served or to be served by the Authority's
sewer system, in conjunction with all prior relevant Resolutions and Ordinances, including, but
not necessarily limited to, Monroe Township Ordinance No. 3 of 1978 and Monroe Township
Ordinance No. 99 -6, as amended; and providing for payment and collection of such user charges.
Attached hereto and incorporated herein are the statement(s) forwarded by Monroe Township
Municipal Authority to for sewerage due to be treated from October 1, 2013 through December
31, 2013, which services total is in the amount of five hundred ninety -six and 90/100 ($596.90)
dollars, which sum was duly assessed against, and the real property described herein from the
date of said billing statements as attached hereto, and for which sum, with interest in the amount
of ten (10 %) percent, along with penalties and all costs, including attorneys' fees, a municipal
lien is claimed against the above - described real property and premises in accordance with the
Act of May 16, 1923, P.L. 207, §7, as amended, 53 P.S. §7101, et seq, as amended (Municipal

Dear Ms. Ensminger:
I am contacting you on behalf of Monroe Township relative to your sewer account
#1103 for real estate owned by you, same being known and numbered as 1291 High
Street. This account is delinquent. As of the last billing notice, same being, dated
November 15, 2013, the delinquency is in the amount of $625.90. The purpose of this
letter is to give you the following three options regarding your past due account:
A. Full Payment of the entire outstanding balance to be made within
ten (10) days of the date of this letter;
B. Contact the Authority to set up a Payment Agreement of a minimum
of $100.00 per month on account of the arrears and required to
keep up with all quarterly charges billed thereafter. The Agreement
must be finalized within ten (10) days of the date of this letter;
C. The lien /sheriff's sale process will immediately commence if there is
no communication from the owner to set up and complete either
option A or B within ten (10) days of the date of this letter.
Option C will result in filing fees, service costs, and attorney's fees. Attorney's
fees that are incurred with respect to the collection of this delinquent account will be
assessed at the current rate. The imposition of assessment of attorney's fees may be
avoided by you making payment in full or executing a Payment Agreement within ten
(10) days of date of this letter.
