Pykosh, Esquire, and files the following municipal claim against Christopher J. Crowley, owning property located at 918 Nixon Drive, Mechanicsburg, Pennsylvania 17055. Christopher J. Crowley is the owner of all that certain lot of ground, including any improvements thereon, being more fully described as follows: ALL THAT PARCEL lot of ground situate in the Township of Monroe, County of Cumberland and State of Pennsylvania, more particularly bounded and described as follows, to wit: BEGINNING at a pipe on the line dividing lands of the Grantors herein and lands now or formerly of Harry C. Musser, which said pipe is South 8 degrees 30 minutes .East 357 feet from a point in the center line of the Trindle Road, which said last mentioned point is 595 feet measured westwardly along the center line of the Trindle Road from the property now or formerly of R.C. Myers; thence along lands now or formerly of Charles Hoffman South 8 degrees 30 minutes East 154 feet to a pipe on the northern line of said 50 foot wide right -of -way; thence along the northern line of said 50 foot wide right -of -way South 70 degrees 30 minutes 85 feet to a pipe at corner of lands now or formerly of M.K. Cover; thence along said last mentioned lands North 8 degrees 30 minutes West 154 feet to a pipe; thence along other lands of the Grantor herein, of which the tract herein conveyed was a part, North 70 degrees 30 minutes East 85 feet to a pipe at the point and place of BEGINNING. CONTAINING three - tenths (3) of an acre of land, more or less, together with buildings thereon erected. BEING THE SAME PREMISES which Richard Harrison and Margaret Harrison, husband and wife, by Deed dated December 28, 2010 and recorded December 30, 2010 at the Recorder of Deeds Office in Cumberland County, Pennsylvania, as Instrument Number 201038786, granted and conveyed unto Christopher J. Crowley, married man. �Y TAX PARCEL NO. 22-24-0783-004. Monroe Township Municipal Authority hereby files this Municipal Lien for Services and Sewer Rates levied and assessed from through and including. Said Authority services and sewer rates were levied and assessed pursuant to Authority Resolution No. 02 -04, same being known as a Resolution of the Board of Monroe Township Municipality Authority imposing user charges to be collected from the owner of each improved property served or to be served by the Authority's sewer system, in conjunction with all prior relevant Resolutions and Ordinances, including, but not necessarily limited to, Monroe Township Ordinance No. 3 of 1978 and Monroe Township Ordinance No. 99 -6, as amended; and providing for payment and collection of such user charges. Attached hereto and incorporated herein are the statement(s) forwarded by Monroe Township Municipal Authority to for sewerage due to be treated from October 1, 2013 through December 31, 2013, which services total is in the amount of six hundred thirty -four and 00 /100 ($634.00) dollars, which sum was duly assessed against, and the real property described herein from the date of said billing statements as attached hereto, and for which sum, with interest in the amount of ten (10 %) percent, along with penalties and all costs, including attorneys' fees, a municipal lien is claimed against the above - described real property and premises in accordance with the Act of May 16, 1923, P.L. 207, §7, as amended, 53 P.S. §7101, et seq, as amended (Municipal Claims and Tax Liens). This account is delinquent. As of the last billing notice, same being, dated November 15, 2013, the delinquency is in the amount of $657.50. The purpose of this letter is to give you the following three options regarding your past due account: A. Full Payment of the entire outstanding balance to be made within ten (10) days of the date of this letter; B. Contact the Authority to set up a Payment Agreement of a minimum of $100.00 per month on account of the arrears and required to keep up with all quarterly charges billed thereafter. The Agreement must be finalized within ten (10) days of the date of this letter; C. The lien /sheriff's sale process will immediately commence if there is no communication from the owner to set up and complete either option A or B within ten (10) days of the date of this letter. Option C will result in filing fees, service costs, and attorney's fees.
