Vrjerea5, Sonshine I, LP, hereinafter called the Owner, is about to execute contemporaneously with Keystone
Custom Homes, Inc. of 227 Granite Run Drive, Suite 100, Lancaster, PA 17601, hereinafter called the Contractor, a
contract for the erection or construction of a SINGLE FAMILY DWELLING upon the lot of ground known as 514 Mulberry
Drive, Mechanicsburg, PA 17050, Lot 4 Foxwood Estates, Silver Spring Township, Cumberland County, Pennsylvania,
described in Exhibit "A" hereof, of which Sonshine I, LP is the title holder of record, as more particularly described in Deed
Book ' Page _ ;and
Robe, R� ,91WN 2 � , at the time of and immediately before the execution of the principal contract,
and before any authority hWs been given by the Owner to the Contractor to commence work on said building or
improvement, to purchase materials for the same, it is hereby stipulated and agreed by and between said parties as part of
said contract and for the consideration therein set forth, nether the undersigned Contractor, any Sub - contractor or material
man, nor any other person furnishing labor or materials to the said Contractor under the contract entered into between said
parties shall file a lien for work done or material furnished to said building, improvements or any part thereof.
TOig stipulation is made and intended to be filed with the Prothonotary within 10 days after date in accordance
with the requirements of the Act of August 24, 1963, P.L. 497, as amended,

All that certain lot or tract of ground situate in Silver Spring Township, Cumberland
County, PA, more particularly bounded and described as follows, to wit:
Beginning at a point on the southern right -of -way line of Mulberry Drive at a point;
thence along said right -of -way by a curve to the right with a radius of 570.00', a chord
of 67.00', and a chord bearing of N45- 06 -12E a distance of 67.04' to a point; thence
along same right -of -way N48-28-21E a distance of 35.83' to a point being the
northwest corner of Lot 5; thence along lot 5 S55- 29 -26E a distance of 377.34' to a
point being the lands N/F Silver Spring Township, Deed Book 223, Page 1128; thence
along said lands S24- 06 -04W a distance of 102.32' to a point being the southeast
corner of lot 3; thence along lot 3 N55- 29 -26W a distance of 416.79' to a point, being
the place of beginning.
Containing 40,072 square feet. (0.92 acres)
Being Lot #4 on a Final Subdivision Plan for Foxwood Estates, prepared by R. J.
Fisher and Associates, Inc., recorded to Instrument #201319426.
