THIS IS AN ATTEMPT TO COLLECT A DEBT ANY INFORMATION OBTAINED

1. Plaintiff is Wells Fargo Bank, N.A., successor by
merger to Wells Fargo Home Mortgage, Inc., formerly known as
Norwest Mortgage, Inc., a corporation organized and existing
under state law, with offices for the conduct of business at
3476 Stateview Boulevard, Fort Mill, SC 29715.
2. Defendant, Robert A. Kiehl is the mortgagor and real
owner of premises 1051 Swarthmore Road, New Cumberland, FA
17070, hereinafter described, whose last known address is listed
in the caption.
3. Plaintiff brings this action in mortgage foreclosure
against defendant, mortgagor and real owner, to foreclose a
certain indenture of mortgage made, executed and delivered by
the above named defendant, mortgagor and real owner to Norwest
the above named defendant, mortgagor and real owner to Norwest
Mortgage, Inc. on October 16, 1995, which mortgage is recorded
in the Office of the Recorder of Deeds of Cumberland County in
Mortgage BooK 1286, page 1038, secured on premises 1051
Swarthmore Road, New Cumberland, PA 17070 a true and correct
description of which is attached hereto as Exhibit I.
4. Plaintiff alleges each and every term, condition and
covenant in the aforesaid mortgage, and hereby incorporates them
herein by reference thereto.
5. The aforesaid mortgage is in default in that monthly
installments of principal and interest have not been made
conformity with the terms of the mortgage, from November 1, 2004
and each month thereafter, up to and including the present time.
6. Under the terms of the aforesaid mortgage, upon default
of payments set forth in the mortgage documents, the entire
principal balance and all interest due thereon are collectible
forthwith.
7. The following is an itemized statement of the amount
due plaintiff under the terms of the aforesaid mortgage:

8. The attorney's fees set forth above are in conformity
with the mortgage documents and Pennsylvania Law and will be
collected in the event of a third party purchaser at Sheriff's
sale. If the mortgage is reinstated prior to the Sheriff's
sale, reasonable attorney's fees will be charged based on work
actually performed.
9. plaintiff sent to defendant, mortgagor and real owner a
Notice of Homeowners' Emergency Mortgage Assistance Act of 1983
advising of rights available under the statutes. To date
payments have not been received and Act 91 assistance has not
been granted although the applicable time periods provided by
statute have expired (Exhibit II).
WHEREFORE, plaintiff demands judgment for foreclosure and
sale of the mortgaged premises in the amount of $83,451.36, plus
per diem interest at $15.96 from March 15, 2005 to the date of
judgment plus costs thereon.

BEGINNING at a point on the Northerly line of Swarthmore Road 100 feet East of the Northeast
corner of Swarthmore Road and Drexel Hills Boulevard; thence Northwardly at right angles to
Swarthmore Road and along the Eastern line of Lot Number One (I) in Block "A", 105 feet to a
point; thence South 85 degrees 31 minutes East along line of lands now or formerly of Elmer E.

I. If the Sheriff s Sale is not stopped, your property will be sold to the highest bidder. You
may find out the bid price by calling (610) 328-2887.
2. You may be able to petition the Court to set aside the sale if the bid price was grossly
inadequate compared to the value ofthe property.
3. The sale will go through only if the buyer pays the Sheriffthe full amount due in the sale.

4. If the amount due from the buyer is not paid to the Sheriff, you will remain the owner of
the property as if the sale never happened.
5. You have a right to remain in the property until the full amount due is paid to the Sheriff
and the Sheriff gives a deed to the buyer. At that time, the buyer may bring legal proceedings to
evict you.
6. You may be entitled to a share of the money, which was paid for your house. A schedule
of distribution of the money bid for your house will be filed by the Sheriff on a date to be
announced by the Sheriff. This schedule will state who will be receiving that money. The money
will be paid out in accordance with this schedule unless exceptions (reasons why the proposed
distribution is wrong) are filed with the Sheriff within ten (10) days after the Schedule of
Distribution is posted.
7. You may also have other rights and defenses, or ways of getting your house back, if you
act immediately after the sale.
