PETITION BY PERSONAL REPRESENTATIVE
APPROVING PURCHASE OF DECEDENT'S REAL ESTATE
PURSUANT TO 20 Pa.C.S.A. §3356
Petitioner Renee K. Kepler, Executrix of the Estate of Harry C. Wire, Deceased, submits
this Petition and in support thereof, states the following:
1. Petitioner Renee K. Kepler is the duly appointed Executrix of the Estate of her father,
Harry C Wire,pursuant to a Certificate of Grant of Letters issued by the Register of Wills of
Cumberland County, Pennsylvania on January 24, 2014.
2. Harry C. Wire, Deceased(the "Decedent"), died January 1, 2014 owning real estate
improved with a residential dwelling located at 1227 York Road, Mechanicsburg, Pennsylvania
(the "Real Estate").
3. Decedent's Real Estate was appraised as of the date of the death of Harry C. Wire by a
Pennsylvania certified appraiser in the amount of$75,000.00.
4. Petitioner, together with her husband, desires to purchase the Real Estate from the

less the applicable real estate commission if the Real Estate would be listed for sale and sold
through a third party.
5. Petitioner and her husband are able to purchase the Real Estate for the price noted
above without the need for any financing or inspection contingencies.
6. Petitioner, together with Petitioner's brother Dennis M. Wire and Decedent's
granddaughter,Nicole R. Wieger, are the only beneficiaries and residual beneficiaries under the
Last Will and Testament of Harry C. Wire dated June 10, 2005, which Will was duly probated in
the Office of the Register of Wills of Cumberland County.
7. Dennis M. Wire and Nicole R. Wieger consent to the sale and purchase of the Real
Estate by Petitioner for the price noted above. A true and correct copy of the consent of Dennis
M. Wire and Nicole R. Wieger noting their approval of the sale of the Real Estate at 1227 York
Road, Mechanicsburg to Petitioner and her husband is attached hereto and incorporated by
reference herein as "Exhibit A".
8. There are no creditors of the Estate of Harry C. Wire with the exception of PNC Bank,
N.A., holder of a Mortgage on the Real Estate in a principal amount less than $5,000.00, which
Mortgage shall be paid in full and satisfied at the time of the closing on the purchase of the Real
Estate by the Petitioner and her husband. In addition with the sale of the Real Estate, all
inheritance taxes due the Commonwealth of Pennsylvania will be paid.
9. Pursuant to 20 Pa.C.S.A. §3356, the personal representative of an estate is permitted
to purchase real property belonging to the estate subject, however, to approval of the Court and
after reasonable notice to parties in interest as the Court shall direct.
10. Given the consent of the two residual beneficiaries under the Last Will and

Absence of unpaid creditors, with the exception of PNC Bank,NA and the Department of
Revenue, both of whom will be paid as a result of the sale of the Real Estate, Petitioner requests
this Court to dispense with notice to the parties in interest.
WHEREFORE, Petitioner requests this Court to issue an order approval the sale of the
Real Estate belonging to the Estate of Harry C. Wire located at 1227 York Road, Mechanicsburg,
Pennsylvania to the Petitioner for the price noted in this Petition.

EXHIBIT A
CONSENT TO PURCHASE OF REAL ESTATE
We, the undersigned residual beneficiaries under the Last Will and Testament of Harry
C. Wire dated June 10, 2005, hereby consent to the sale of the real estate owned by Harry C.
Wire located at 1227 York Road, Monroe Township, Cumberland County, Pennsylvania to
Renee K. Kepler and her husband for the price of$70,500.00.
We further represent and state by signing this Consent that a copy of the Petition which
will include this Consent has been reviewed by us and that we waive any notice otherwise
required to be given to us as parties in interest given our consent to the sale and purchase of the
above real estate by Renee K. Kepler and her husband.
