REESE Owner MUNICIPAL LIEN MUNICIPAL LIEN FOR SERVICES AND SEWER RATES AND NOW, comes Monroe Township Municipal Authority, of 1220 Boiling Springs Road, Mechanicsburg, Pennsylvania, by and through its Solicitor, Michael J. Pykosh, Esquire, and files the following municipal claim against Janet M. Reese, owning property located at 927 Nixon Drive, Mechanicsburg, Pennsylvania 17055. Janet M. Reese is the owner of all that certain lot of ground, including any improvements thereon, being more fully described as follows: ALL THAT CERTAIN house and lot of ground situate in the Township of Monroe, County of Cumberland and Commonwealth of Pennsylvania, more particularly bounded and described as follow to wit: BEGINNING at a point in the center line of a 50 feet wide right-of-way on the plan of lands of Helen Myers in Monroe Township, recorded in the Office of the Recorder of Deeds in and for said County of Cumberland in Plan Book 3, Page 80, and now known as Nixon Drive, at corner of lands now or formerly of Vernon E. Hurley, said point being 1171.37 feet, measured Westwardly along the center line of said right-of-way, now known as Nixon Drive, from the Western line of the Williams Grove Road (now known as Sinclair Drive); thence along said lands of Hurley, South 07 degrees 45 minutes East, 439.00 feet, more or less, to the line of lands of the Sinclair Oil Company; thence along said lands, South 65 degrees 30 minutes West, 85.0 feet to the line of lands now or formerly of Helen Myers; thence by said lands,North 07 degrees 45 minutes West, 430.0 feet, more or less,to a point in the center line of said 50 feet wide right-of-way, now known �-�o i l any g70���7 as Nixon Drive, aforesaid; thence by said center line, North 67 degrees 45 minutes East, 85.0 feet to the point and place of BEGINNING. HAVING thereon erected a one and one-half story frame dwelling house with attached garage, known and numbered as 927 Nixon Drive (formerly known as 925 Nixon Drive), Mechanicsburg, Pennsylvania. UNDER AND SUBJECT, to restrictions of record and also under and subject to easements and rights-of-ways of record. BEING THE SAME PREMISES which Russell E. Reese, Administrator of the estate of Rudy E. Reese, late, by Deed dated January 5, 2012 and recorded February 1, 2012 at the Recorder of Deeds Office in Cumberland County, Pennsylvania, as Instrument Number 201203275, granted and conveyed unto Janet M. Reese, a single woman. TAX PARCEL NO. 22-24-0781-03 1. Monroe Township Municipal Authority hereby files this Municipal Lien for Services and Sewer Rates levied and assessed from through and including. Said Authority services and sewer rates were levied and assessed pursuant to Authority Resolution No. 02-04, same being known as a Resolution of the Board of Monroe Township Municipality Authority imposing user charges to be collected from the owner of each improved property served or to be served by the Authority's sewer system, in conjunction with all prior relevant Resolutions and Ordinances, including, but not necessarily limited to, Monroe Township Ordinance No. 3 of 1978 and Monroe Township Ordinance No. 99-6, as amended; and providing for payment and collection of such user charges. Attached hereto and incorporated herein are the statements forwarded by Monroe Township Municipal Authority to for sewerage due to be treated from July 1, 2013 through September 30, 2013,which services total is in the amount of four hundred ninety-three and 501100 ($493.50) dollars, which sum was duly assessed against, and the real property described herein from the date of said billing statements as attached hereto, and for which sum, with interest in the amount of ten(10%)percent, along with penalties and all costs, including attorneys' fees, a municipal lien is claimed against the above-described real property and premises in accordance with the Act of May 16, 1923, P.L. 207, §7, as amended, 53 P.S. §7101, et seq, as amended(Municipal Claims and Tax Liens). Reese 927 Nixon Drive Mechanicsburg, PA 17055 Dear Ms. Reese: I am contacting you on behalf of Monroe Township relative to your sewer account#676 for real estate owned by you, same being known and numbered as 927 Nixon Drive, Mechanicsburg, PA 17055. This account is delinquent. As of the last billing notice, same being dated August 15, 2013, the delinquency is in the amount of$517.00. The purpose of this letter is to give you the following three options regarding your past due account: A. Full Payment of the entire outstanding balance to be made within ten (10)days of the date of this letter; B. Contact the Authority to set up a Payment Agreement of a minimum of$100.00 per month on account of the arrears and required to keep up with all quarterly charges billed thereafter. The Agreement must be finalized within ten (10)days of the date of this letter; C. The lien/sheriff's sale process will immediately commence if there is no communication from the owner to set up and complete either option A or B within ten (10) days of the date of this letter. Option C will result in filing fees, service costs, and attorney's fees. Attorney's fees that are incurred with respect to the collection of this delinquent account will be assessed at the current rate. The imposition of assessment of attorney's fees may be avoided by you making payment in full or executing a Payment Agreement within ten (10)days of date of this letter.
