Sweet Jr., by and through his attorneys, MARTSON LAW OFFICES,pursuant to the Pennsylvania Mechanics' Lien Law of 1963, 49 P.S. § 1101 et seq.,and hereby files and perfects this Mechanics'Lien Claim against the real property and improvements located at 1785 West Trindle Road,Carlisle,Cumberland County,Pennsylvania(the "Property"), for all debts due for labor and materials in the course of alteration and repair, and, in the alternative, construction and erection, as follows: 1. William H. Sweet,Jr. ("Claimant"),is a sole proprietor having his principal place of business at 345 McAllister Church Road,Carlisle,Pennsylvania.Claimant files this Mechanics'Lien Claim ("Claim") as a contractor with a license number of PA025389. 2. The owner or reputed owner of the property subject to the lien is Fairview Storage Associates, LLC, a Pennsylvania limited liability company with a registered office address at 19 Brookwood Avenue, Suite 101, Carlisle, Pennsylvania 17013. 3. The real property and improvements subject to this Claim is located at the Property, as more particularly described in Deed Book 200834285, Lot 1 and 2 PB 71 PG129, and has been 0 # 307� ry improved with a commercial rental unit that currently serves as a chassis fabrication facility.A copy of the deed is attached hereto as Exhibit"A" and incorporated herein by reference. 4. A portion of the Property is leased by Ti22 Performance, Inc. ("Ti22"), a Pennsylvania corporation with a registered office address at 100 Halstead Boulevard, Zelienople, Pennsylvania. 5. Ti22 contracted with Claimant for electrical services and installation rendered at the Property. 6. The date upon which Claimant completed the work for which this claim is made was January 18, 2014. 7. The general nature and character of the labor furnished by Claimant was to provide and install a 3-phase converter with load center,a 3-phase power with lighting,and all required and designated single phase power outlets. All work was in compliance with National Electric Code requirements. A true and correct copy of the itemized invoice for Ti22 is attached hereto as Exhibit "B" and incorporated herein by reference. 8. On January 20, 2014, Claimant sent Danielle M. Allemang, Vice President of Ti22 ("Allenmang"), an invoice for the electrical work done at the property. A true and correct copy of the invoice identified as Invoice No. 14-027, is attached hereto as Exhibit "C" and incorporated herein by reference. 9. On April 23,2014, Claimant followed up again with Allemang,requesting that Ti22 make payments toward its outstanding invoice balance. A true and correct copy of the correspondence is attached hereto as Exhibit"D" and incorporated herein by reference. 10. On June 12, 2014, Claimant mailed an updated account statement, reflecting additional finance charges and related payments to Ti22. A true and correct copy of the updated invoice is attached hereto as Exhibit"E" and incorporated herein by reference. 11. Ti22 has made one payment on June 6, 2014, in the amount of$3,500.00. 12. The outstanding balance due to Claimant on the aforesaid contract is$16,732.61,plus a late fee of 1.5%per month pursuant to the contract between the parties,and any additional interest permitted under Pennsylvania law. WHEREFORE, Claimant, William H. Sweet Jr., claims a Mechanics' Lien against the Property and improvements described herein in the amount of$16,732.61, plus a late fee of 1.5% per month accruing from and after the completion of work,statutory interest at the rate of six percent (6.0%) per year, and costs of suit.
