AND NOW, comes Monroe Township Municipal Authority, of 1220 Boiling Springs
Road, Mechanicsburg, Pennsylvania, by and through its Solicitor, Michael J. Pykosh, Esquire,
and files the following municipal claim against Hannah J. Eaton and Dianne E. Newport, owning
property located at 1222 Pin Oak Drive, Mechanicsburg, Pennsylvania 17055. Hannah J. Eaton
and Dianne E. Newport are the owners of all that certain lot of ground, including any
improvements thereon, being more fully described as follows:
ALL 'THAT CERTAIN piece or parcel of land with the improvements
thereon erected, situate in Monroe Township, Cumberland County, Pennsylvania,
bounded and described as follows,to wit:
BEGINNING at a point on the northern side of Pin Oak Drive, on the
dividing line between Lots No. 23 and 24 on the hereinafter mentioned Plan of
Lots;thence by said dividing line,North 09 degrees 26 minutes 20 seconds East,
54.45 feet to a point; thence by the dividing line between Lots 22 and 23 on said
Plan of Lots, South 53 degrees 19 minutes 30 seconds East, 106.75 feet to a point
on the western side of Maple Lane;thence by the western side of Maple Lane on a
curve to the left having a radius of 325 feet, an arc distance of 154.49 feet to a
point;thence by same curve to the right having a radius of 25 feet, an arc distance
of 39.27 feet to a point on the northern side of Pin Oak Drive; thence by the
northern side of Pin Oak Drive,North 80 degrees 33 minutes 40 seconds West,
120.43 feet to a Place of BEGINNING. O,&
BEING Lot No. 23 of Section B on the Plan of Lots known as Monroe
Estates as recorded in the Office of the Recorder of Deeds for Cumberland
County in Plan Book 22, Page 86; and being improved with a dwelling known as
and numbered 1222 Pin Oak Drive, Mechanicsburg, Pennsylvania.
UNDER AND SUBJECT to restrictions and conditions as now appear of
record.
BEING THE SAME PREMISES which James R. Leibundgut and
Brenda L. Leibundgut, husband and wife, by Deed dated July 16, 2013 and
recorded July 24, 2013 at the Recorder of Deeds Office in Cumberland County,
Pennsylvania, as Instrument Number 201324371, granted and conveyed unto
Hannah J. Eaton,unmarried woman, and Dianne E.Newport, unmarried woman,
mother and daughter.
TAX PARCEL NO. 22-26-0227-010.
Monroe Township Municipal Authority hereby files this Municipal Lien for Services and
Sewer Rates levied and assessed from through and including. Said Authority services and sewer
rates were levied and assessed pursuant to Authority Resolution No. 02-04, same being known as
a Resolution of the Board of Monroe Township Municipality Authority imposing user charges to
be collected from the owner of each improved property served or to be served by the Authority's
sewer system, in conjunction with all prior relevant Resolutions and Ordinances, including, but
not necessarily limited to, Monroe Township Ordinance No. 3 of 1978 and Monroe Township
Ordinance No. 99-6, as amended; and providing for payment and collection of such user charges.
Attached hereto and incorporated herein are the statements forwarded by Monroe Township
Municipal Authority to for sewerage due to be treated from April 1, 2014 through June 30, 2014,
which services total is in the amount of six hundred fifty-one and 00/100 ($651.00) dollars,
which sum was duly assessed against, and the real property described herein from the date of
said billing statements as attached hereto, and for which sum, with interest in the amount of ten
(10%) percent, along with penalties and all costs, including attorneys' fees, a municipal lien is
claimed against the above-described real property and premises in accordance with the Act of
May 16, 1923, P.L. 207, §7, as amended, 53 P.S. §7101, et seq, as amended(Municipal Claims
and Tax Liens).

Dear Ms. Eaton:
I am contacting you on behalf of Monroe Township relative to your sewer
account#1318 for real estate owned by you, same being known and numbered as 1222
Pin Oak Drive, Mechanicsburg, PA. This account is delinquent. As of the last billing
notice, same being, dated May 15, 2014, the delinquency is in the amount of$682.00.
The purpose of this letter is to give you the following three options regarding your past
due account:
A. Full Payment of the entire outstanding balance to be made within
ten (10) days of the date of this letter;
B. Contact the Authority to set up a Payment Agreement of a
minimum of$100.00 per month on account of the arrears and
required to keep up with all quarterly charges billed thereafter. The
Agreement must be finalized within ten (10) days of the date of this
letter;
C. The lien/sheriffs sale process will immediately commence if there
is no communication from the owner to set up and complete either
option A or B within ten (10)days of the date of this letter.
Option C will result in filing fees, service costs, and attorney's fees. Attorney's
fees that are incurred with respect to the collection of this delinquent account will be
assessed at the current rate. The imposition of assessment of attorney's fees may be
avoided by you making payment in full or executing a Payment Agreement within ten
(10) days of date of this letter.
