MENTZER Owner MUNICIPAL LIEN MUNICIPAL LIEN FOR SERVICES AND SEWER RATES AND NOW, comes Monroe Township Municipal Authority, of 1220 Boiling Springs Road, Mechanicsburg, Pennsylvania, by and through its Solicitor, Michael J. Pykosh, Esquire, and files the following municipal claim against Erik J. Mentzer, owning property located at 1359 Kuhn Road, Boiling Springs, Pennsylvania 17007. Erik J. Mentzer is the owner of all that certain lot of ground, including any improvements thereon, being more fully described as follows: ALL THAT CERTAIN lot of ground situate in Monroe Township, Cumberland County, Pennsylvania, and being Lot No. 104 as shown on the Plan of Lots of Section"F" of White Rock Acres dated September 7, 1972, and recorded in Cumberland County Plan Book 25, Page 13, and more particularly bounded and described as follows: BEGINNING at a point on the southern line of Kuhn Road (60 feet wide) at the dividing line between Lots No. 103 and 104 as shown on said Plan; thence by the dividing line between Lots No. 103 and 104 as shown on said Plan, South 03 degrees 48 minutes East 302.45 feet to a point; thence by the dividing line between Lot No. 104 as shown on said Plan of Lots No. 175 as shown on the Pan of Lots of Section"E" of White Rock Acres recorded in Cumberland County Plan Book 22, Page 162,North 75 degrees 39 minutes West 225.12 feet to a point; thence by other property now or formerly of Penn Products Corporation,North 14 degrees 06 minutes East 266.01 feet to a point on the Southern line of Kuhn Road; thence by the southern line of Kuhn Road on a curve to the left having a radius of 430.00 feet the arc length of 134.38 feet and a chord length of 133.79 feet on a ak.��� a4 LW �a�� chord bearing South 84 degrees 51 minutes East to a point,the place of BEGINNING. Containing 1.14 acres. UNDER AND SUBJECT to one-half of a 20 feet wide utility easement along the western, southern and eastern lines of said lot. UNDER AND SUBJECT to the revised building lines, covenants, restrictions and reservations as recorded in Misc. Book 211, Page 232. EXCEPTING AND RESERVING unto the Grantor, their successors and assigns all minerals, clays and sand beneath the surface of the ground. This provision shall not be construed to give the Grantor or their successors or assigns the right to move or remove any minerals, clays or sand from the lot herein conveyed. Flail,his wife, by Deed dated September 29, 2006 and recorded October 4, 2006 at the Recorder of Deeds Office in Cumberland County, Pennsylvania, in Book 276, Page 4920, granted and conveyed unto Erik J. Mentzer. TAX PARCEL NO. 22-33-0041-082. Monroe Township Municipal Authority hereby files this Municipal Lien for Services and Sewer Rates levied and assessed from through and including. Said Authority services and sewer rates were levied and assessed pursuant to Authority Resolution No. 02-04, same being known as a Resolution of the Board of Monroe Township Municipality Authority imposing user charges to be collected from the owner of each improved property served or to be served by the Authority's sewer system, in conjunction with all prior relevant Resolutions and Ordinances, including, but not necessarily limited to, Monroe Township Ordinance No. 3 of 1978 and Monroe Township Ordinance No. 99-6, as amended; and providing for payment and collection of such user charges. Attached hereto and incorporated herein are the statements forwarded by Monroe Township Municipal Authority to for sewerage due to be treated from April 1, 2014 through June 30, 2014, which services total is in the amount of six hundred fifty-one and 00/100 ($651.00) dollars, which sum was duly assessed against, and the real property described herein from the date of said billing statements as attached hereto, and for which sum, with interest in the amount of ten (10%)percent, along with penalties and all costs, including attorneys' fees, a municipal lien is claimed against the above-described real property and premises in accordance with the Act of May 16, 1923, P.L. 207, §7, as amended, 53 P.S. §7101, et seq, as amended (Municipal Claims and Tax Liens).
