AND NOW, comes Monroe Township Municipal Authority, of 1220 Boiling Springs
Road, Mechanicsburg, Pennsylvania, by and through its Solicitor, Michael J. Pykosh, Esquire,
and files the following municipal claim against the Marshall L. Dixon, owning property located
at 1571 Boiling Springs Road, Boiling Springs, Pennsylvania 17007. Marshall L. Dixon is the
owner of all that certain lot of ground, including any improvements thereon, being more fully
described as follows:
ALL THAT CERTAIN piece or parcel of land situate in the Township of
Monroe County, County of Cumberland and State of Pennsylvania, bounded and
described as follows, to wit:
BEGINNING at a post on the line of the private road on lands formerly of
Stuart Leidigh, now of- - - - ; thence North, along said road, 42 degrees West,
418 feet to a post on the southern side of a public road leading from Boiling
Springs to Churchtown; thence along said road,North 71 degrees 17 minutes
East, 355.4 feet to a point on the West side of lands now or formerly of Dr.
Horace T. Sadler and Helen Bosler Sadler, his wife; thence South, on the West
side of a private driveway, 21 degrees East, 597.7 feet to a stake; thence South 12
feet to a pint on a wall on the North bank of the Yellow Breeches Creek; thence
North along said Creek 82 degrees 45 minutes West 276 feet to a stake on the line
of the lands, formerly of Stuart Leidigh, now of- - - -; thence North 8 degrees 45
minutes West, 403 feet to a post, the place of BEGINNING.
CONTAINING four acres and five perches, more or less, and having
thereon erected a stone two story dwelling house, garage and other buildings, as ,c

appears by draft of Clark A. Bryan, dated August 1926, said property being
known as"Rose Balcony".
EXCEPTING AND RESERVING therefrom for the benefits of the
owners of the adjoining property on the East, to wit, Dr. Horace T. Sadler and
Helen Bosler Sadler, his wife, their heirs or assigns, a right-of-way from the west
to the east across the property, for the water pipe line as now constructed, or as
may be altered by agreement of the parties; the said pipe line to be maintained for
the use of the remaining portion of"Rose Balcony"property, and of the farm to
the East, known as"Allenberry Farm" now or formerly owned by the said Dr.
Horace T. Sadler and Helen Bosler Sadler, his wife, the right of the said Dr.
Horace T. Sadler and Helen Bosler Sadler, his wife, their heirs and assigns, to use
said pipe line, or any renewals thereof that my become necessary for conveying
water, and for carrying out this purpose to have free ingress to the land hereby
conveyed so that the said pipe line may be kept in proper condition.
BEING THE SAME PREMISES which Marshall L. Dixon, Executor of
the Estate of Lottie Ivy Dixon, deceased, by Deed dated September 26, 2013 and
recorded October 3, 2013 in the Recorder of Deeds Office in Cumberland County,
Pennsylvania, as Instrument Number 201332667, granted and conveyed unto
Marshall L. Dixon, an adult individual.
TAX PARCEL NO. 22-11-0284-016.
Monroe Township Municipal Authority hereby files this Municipal Lien for Services and
Sewer Rates levied and assessed from through and including. Said Authority services and sewer
rates were levied and assessed pursuant to Authority Resolution No. 02-04, same being known as
a Resolution of the Board of Monroe Township Municipality Authority imposing user charges to
be collected from the owner of each improved property served or to be served by the Authority's
sewer system, in conjunction with all prior relevant Resolutions and Ordinances, including, but
not necessarily limited to, Monroe Township Ordinance No. 3 of 1978 and Monroe Township
Ordinance No. 99-6, as amended; and providing for payment and collection of such user charges.
Attached hereto and incorporated herein are the statement(s) forwarded by Monroe Township
Municipal Authority to for sewerage due to be treated from April 1, 2014 through June 30, 2014,
which services total is in the amount of six hundred fifty-one and 00/100 ($651.00) dollars,
which sum was duly assessed against, and the real property described herein from the date of
said billing statements as attached hereto, and for which sum, with interest in the amount of ten
(10%)percent, along with penalties and all costs, including attorneys' fees, a municipal lien is
claimed against the above-described real property and premises in accordance with the Act of
May 16, 1923, P.L. 207, §7, as amended, 53 P.S. §7101, et seq, as amended (Municipal Claims
and Tax Liens).

Dear Mr. Dixon:
am contacting you on behalf of Monroe Township relative to your sewer
account#401 for real estate owned by you, same being known and numbered as 1571
Boiling Springs Road, Boiling Springs, PA. This account is delinquent. As of the last
billing notice, same being, dated May 15, 2014, the delinquency is in the amount of
$682.00. The purpose of this letter is to give you the following three options regarding
your past due account:
A. Full Payment of the entire outstanding balance to be made within
ten (10) days of the date of this letter;
B. Contact the Authority to set up a Payment Agreement of a
minimum of$100.00 per month on account of the arrears and
required to keep up with all quarterly charges billed thereafter. The
Agreement must be finalized within ten (10) days of the date of this
letter,
C. The lien/sheriff's sale process will immediately commence if there
is no communication from the owner to set up and complete either
option A or B within ten (10) days of the date of this letter.
Option C will result in filing fees, service costs, and attorney's fees. Attorney's
fees that are incurred with respect to the collection of this delinquent account will be
assessed at the current rate. The imposition of assessment of attorney's fees may be
avoided by you making payment in full or executing a Payment Agreement within ten
(10) days of date of this letter.
