STIPULATION AGAINST LIENSr.
WHEREAS, Jonathan A. Bryant ("Owner"), the Owner of the real estate described
herein has executed a Contract dated August 16, 2014 with Foxbuilt, Inc. ("Contractor"), whose
principal place of business is located at 5755 Union Deposit Road, Harrisburg, PA 17111 for the
construction of certain improvements to said real estate situate at 3 Merrimack Court,
Mechanicsburg, Silver Spring Township, Pennsylvania as more particularly bounded and
described on Exhibit"A", attached hereto and made a part hereof; and
NOW, THEREFORE, this 16th
day of August, 2014, before any authority had been given
by Owner to Contractor to commence work on said facilities or purchase materials for same, in
consideration of making of the above-described Contract between Owner and Contractor, and in
further consideration of One ($1.00) Dollar paid to Contractor by Owner, the receipt whereof is
hereby acknowledged and intending to be legally bound hereby, it is agreed that no liens or
claims shall be filed or maintained against the Owner's facilities and the land described herein or
any interest of Owner therein by the Contractor or any of its subcontractors, or by any of the
materialmen or workmen, or any other person acting through or under them, for or on account of
any labor or materials purchased, or extra labor or materials purchased for, towards, in or abut
the erection, construction, design and improvement of said facilities, under said contract or
otherwise,the right to have, file and maintain such liens or claims against the facilities and the
land described herein, being hereby expressly waived by the Contractor for itself, its
subcontractors, all materialmen, or workmen and other acting through or under them.

ALL THAT CERTAIN tract of land situate in the Township of Silver Spring, County of
Cumberland, and Commonwealth of Pennsylvania, more particularly bounded and described as
follows,to wit:
BEGINNING at a point on the southern line of Merrimack Court at the corner of Lot No. 93 of
the hereinafter mentioned Plan of Lots; THENCE by Lot No. 93 South 09 degrees 03 minutes 21
seconds East, a distance of 260.98 feet to a point at the corner of Lot No. 45 of the hereinafter
mentioned Plan of Lots; THENCE by same South 44 degrees 18 minutes 36 seconds West, a
distance of 53.17 feet to a point; THENCE by same South 72 degrees 37 minutes 06 seconds
West, a distance of 243.21 feet to a.point at lands now or late of Jack F. Sunday; THENCE by
same North 02 degrees 13 minutes 54 seconds West, a distance of 406.37 feet to a point at the
corner of Lot No. 91 of the hereinafter mentioned Plan of Lots; THENCE by same North 76
degrees 13 minutes 08 seconds East, a distance of 140.82 feet to a point on the western line of
Merrimack Court; THENCE by same by a curve to the left having a radius of 95.00 feet, an arc
length of 141.39 feet a chord bearing of South 56 degrees 25 minutes 07 seconds East, a chord
distance of 128.70 feet to a point, the place of BEGINNING.
BEING Lot No. 92 on the Final Subdivision Plan for Hillside Farms - Phase III & IV, dated
November 15, 2000, last revised May 24, 2002, recorded in the Office of the Recorder of Deeds
of Cumberland County in Plan Book 87, Page 23.
UNDER AND SUBJECT to a Declaration of Covenants and Restrictions dated April 30, 1996
and recorded in the Office of the Recorder of Deeds of Cumberland County, in Misc. Book 529,
page 333, as amended by an Amendment of Declaration of Covenants and Restrictions, dated
September 30, 1997, recorded in the Office of the Recorder of Deeds of Cumberland County, in
Miscellaneous Book 562, Page 52 and as further amended by a Second Amendment dated June
29, 2000, recorded in the Office of the Recorder of Deeds of Cumberland County, in Misc. Book
