AND NOW, comes Monroe Township Municipal Authority, of 1220 Boiling Springs
Road, Mechanicsburg, Pennsylvania, by and through its Solicitor, Michael J. Pykosh, Esquire,
and files the following municipal claim against Lee E. Walter and Melissa R. Walter, owning
property located at 221 Maple Lane, Mechanicsburg, Pennsylvania 17055. Lee E. Walter and
Melissa R. Walter are the owners of all that certain lot of ground, including any improvements
thereon, being more fully described as follows:
ALL THAT CERTAIN lot of ground situate in the Township of Monroe,
County of Cumberland and State of Pennsylvania, bounded and described as
follows:
BEGINNING at a point on the Eastern side of Maple Lane on the
dividing line between Lots No. 69 and 70 on the hereinafter mentioned Plan of
Lots; thence by said dividing line, South 73 degrees 29 minutes East, 199.84 feet
to a point; thence by the dividing line between Lots No. 67 and 69 on said Plan of
Lots, South 21 degrees 59 minutes 20 seconds West, 125.00 feet to a point; thence
by the dividing line between Lots No. 68 and 69 on said Plan of Lots,North 67
degrees 44 minutes 30 seconds West, 199.42 feet to a point on the Eastern side of
Maple Lane; thence by the Eastern side of Maple Lane,North 22 degrees 15
minutes 30 seconds East, 105.00 feet to the place of BEGINNING.
BEING Lot No. 69 of Section"F" on the Plan of Lots known as Monroe
Estates, as recorded in the Office of the Recorder of Deeds for Cumberland
County, in Plan Book 23, Page 177.
BEING THE SAME PREMISES which Terry L. Dornblaser and Susan
E. Dornblaser, husband and wife, by Deed dated June 8, 1990 and recorded June
11, 1990 at the Recorder of Deeds Office in Cumberland County, Pennsylvania,
in Book D-34, Page 591, granted and conveyed unto Lee E. Walter and Melissa
R. Walter, husband and wife.
TAX PARCEL NO. 22-26-0227-026.
Monroe Township Municipal Authority hereby files this Municipal Lien for Services and
Sewer Rates levied and assessed from through and including. Said Authority services and sewer
rates were levied and assessed pursuant to Authority Resolution No. 02-04, same being known as
a Resolution of the Board of Monroe Township Municipality Authority imposing user charges to
be collected from the owner of each improved property served or to be served by the Authority's
sewer system, in conjunction with all prior relevant Resolutions and Ordinances, including, but
not necessarily limited to, Monroe Township Ordinance No. 3 of 1978 and Monroe Township
Ordinance No. 99-6, as amended; and providing for payment and collection of such user charges.
Attached hereto and incorporated herein are the statements forwarded by Monroe Township
Municipal Authority to for sewerage due to be treated from April 1, 2014 through June 30, 2014,
which services total is in the amount of six hundred fifty-one and 00/100 ($651.00) dollars,
which sum was duly assessed against, and the real property described herein from the date of
said billing statements as attached hereto, and for which sum, with interest in the amount of ten
(10%)percent, along with penalties and all costs, including attorneys' fees, a municipal lien is
claimed against the above-described real property and premises in accordance with the Act of
May 16, 1923, P.L. 207, §7, as amended, 53 P.S. §7101, et seq, as amended(Municipal Claims
and Tax Liens).

Dear Mr. Walter:
I am contacting you on behalf of Monroe Township relative to your sewer
account#1360 for real estate owned by you, same being known and numbered as 221
Maple Lane, Mechanicsburg, PA. This account is delinquent. As of the last billing
notice, same being, dated May 15, 2014, the delinquency is in the amount of$682.00.
The purpose of this letter is to give you the following three options regarding your past
due account:
A. Full Payment of the entire outstanding balance to be made within
ten (10) days of the date of this letter;
B. Contact the Authority to set up a Payment Agreement of a
minimum of$100.00 per month on account of the arrears and
required to keep up with all quarterly charges billed thereafter. The
Agreement must be finalized within ten (10) days of the date of this
letter;
C. The lien/sheriff's sale process will immediately commence if there
is no communication from the owner to set up and complete either
option A or B within ten (10) days of the date of this letter.
Option C will result in filing fees, service costs, and attorney's fees. Attorney's
fees that are incurred with respect to the collection of this delinquent account will be
assessed at the current rate. The imposition of assessment of attorney's fees may be
avoided by you making payment in full or executing a Payment Agreement within ten
(10) days of date of this letter.
