Macomber Conditions of Residence 3452 Lisburn Road Mechanicsburg, PA 17055 November 26, 2010 Listed below are some of the obvious,and not-so-obvious,repair issues with the property at 3452 Lisburn Road. 1. The air conditioning systems for both the residence and the studio are non-functioning and obsolete. They will require replacement of both the compressors and evaporator units in both locations to meet with current standards for CFCs. The two in-ceiling evaporators for the residence are semi-custom units that are quite expensive. (An estimate last year put the price of replacement evaporators alone at$7500 each.) The heating system in the studio requires repair. It is now incapable of maintaining comfortable temperatures when it is below about 40 degrees. 2. The exterior stairway to the studio has decayed. Rot is present in the exterior stringboard(T), as well as in the banister,the landing,the supports for the landing,and the overhead framing and jamb for the double door below, 3. Damage to the exterior of both the house(west side of house and west column)and the studio (east side)has been caused by birds(and possibly bugs). 4. Portions of the exteriors of the house,studio,and barn require cleaning and painting. The fence surrounding the concrete patio walkway requires painting. Some gates require attention. 5. A large,soldered iron drain trap in the heater room requires replacement. It is leaking water onto the floor. 6. Deterioration of the roof above the landing in the house has resulted in water damage on the east wall adjoining the landing. A repair,described by the roofer as temporary,was successfully performed two years ago. 7. Large Iimbs of an evergreen tree in front of the barn require removal. At Ieast one old cherry tree and another large dead tree to the west of the house require removal. 8. The wooden fencing surrounding the property seems to be near the end of its useful life. 9. The wall damage in the downstairs powder room is covered by insurance. Payment is expected. The artwork is part of an independent appraisal.
