MECHANIC'S LIEN CLAIM
Claimant, Ricker Construction (hereinafter "Ricker"), a sole proprietorship, files
this Mechanic's Lien Claim against Sikh Society of Harrisburg (hereinafter "Owner/Reputed
Owner"), and against the real property described and the curtilege appurtenant thereto for the
payment of debt due Ricker Construction as contractor in the construction work on Owner's
property. The following is a statement of the claim:
1. The name of the Claimant is Ricker Construction, a sole proprietorship,
with its principle office located at 6220 Linglestown Road, Harrisburg, PA 17112 and it files this
claim as contractor. a-�• ��

2. The name and address of the Owner/Reputed Owner at the time of the
furnishing of the labor, goods and materials and the attaching of the lien therefore is Sikh Society
of Harrisburg, 1205 Windsor Road, Mechanicsburg, PA 17050.
3. The Claimant contracted with Owner/Reputed Owner pursuant to a written
contract to provide labor and materials for the sitework construction for a building on the
property known as 1800 Good Hope Road, Enola, Cumberland County, Pennsylvania. A true
and correct copy of the aforesaid Contract is attached hereto at Exhibit "A."
4. The Claimant completed a portion of the work and billed Owner a total of
$27,625 in accordance with the terms of the contract for work completed and to date has been
paid a total of$19,166.44, leaving a principal balance due and owing in the amount of$8,458.56.
5. The amount or sum claimed to be due for the labor and materials is
$8,458.56, plus interest at the rate of 6% per annum on the unpaid balance from the date of the
completion of the work.
6. The Claimant commenced its work on or about July 9, 2014.
7. Claimant provided the labor and materials and performed its work in a
good and workmanlike manner and completed the work for which it makes this claim on August
7, 2014.
8. This lien is claimed against the fee simple interest of the Owner in the
aforesaid premises known as 1800 Good Hope Road, Enola, PA. A true and correct copy of the
current deed is attached hereto at Exhibit `B."
9. All conditions precedent for the assertion of a mechanic's lien have
occurred and/or have been performed.
WHEREFORE, Claimant claims to have a lien upon the premises herein
described in the amount of$8,458.56 plus interest at the rate of 6%per annum and costs.

THIS DEED,made this 2` l`'day of May, in the year of our Lord two thousand thirteen(2013).
BETWEEN Doris J. Potteiger, Executrix of the Estate of Leroy J. Shive, late of the Township of Hampden,
Cumberland County,Pennsylvania,hereinafter called the Grantor,
and Sikh Society of Harrisburg,a Pennsylvania non-profit corporation,party of the second part,hereinafter
called the Grantee
WHEREAS, the said Leroy J. Shive, died February 11, 2006 having first made his Last Will and Testament in
writing dated April 6, 2005 which Last Will and Testament was duly probated in the Office of the Register of Wills of
Cumberland County,Pennsylvania March 3,2006 whereby he devised in Item 2 thereof a leasehold estate in the property
known as 1800 Good Hope Road, Enola, Hampden Township, Cumberland County, Pennsylvania to Doris J. Potteiger
and Jeanne Potteiger, her daughter, said leasehold estate having terminated on June 6, 2008, at which time Jeanne
Potteiger graduated from high school; and by which. sai¢';WiJI:he appointed Doris J. Potteiger as Executrix to whom

Letters Testamentary were duly issued by the Register of Wills of Cumberland County, Pennsylvania, File No. 21-06-
0193 on March 3,2006;and
WHEREAS,Leroy J. Shive died seized of the real estate described below;and
WHEREAS, it is the desire of the Executrix to make distribution of the hereinafter described real estate in
accordance with Item 8 of the Decedent's Last Will and Testament.
NOW THIS.INDENTURE WITNESSETH, that the said Grantor, for and in consideration of the sum.of One
Hundred Seventy Five Thousand ($175,000.00) DOLLARS, in hand paid by the Grantee, at or before the sealing and
delivery hereof,the receipt whereof is hereby acknowledged,has granted,bargained,sold,aliened,released and confirmed
by these presents and does hereby grant, bargain, sell, release and convey unto the Grantee all of the following certain

Cumberland County,Pennsylvania,granted and conveyed to Leroy J. Shive and Florence A. Shive,
his wife.The said Florence A.Shivc died on July 19,1988 thereby vcsting title in her spouse,the said

property,claim and demand whatsoever of her,the said Grantor,in law,equity,or otherwise howsoever,of,in,to or out
of the same.
TO HAVE AND TO HOLD the said lot or piece of ground above described, with the buildings and
improvements thereon erected,hereditaments and premises hereby granted or mentioned,and intended so to be,with the
appurtenances,unto the said Grantee, its successors and assigns,to and for the only proper use and behoof of the said
Grantee,its successors and assigns,forever.
AND the said Grantor does hereby covenant and agree by these presents that she has not done,committed or
knowingly or willingly suffered to be done or committed any act,matter or thing whatsoever whereby the premises hereby
granted,or any part thereof,is,are,shall or may he.-impeached,charged or encumbered in title,charge,estate or otherwise
howsoever. `
