Tangeman, any inheritance or estate taxes resulting from such ownership shall be paid by my Estate and if he shall survive me, Arthur J. Tangeman shall receive such realty free and clear of any such tax liability. I give, devise and bequeath any and all real estate owned by me at the time of my death, unto my son, Craig B. In the event of renunciation, death, resignation or inability to act for any reason whatsoever of Bonnie Sholley, I nominate, constitute and appoint my friend, Arthur Tangeman, as Executor of this my Last Will and Testament.
