This is page #1. /-U, J9 First of all there is a will from years ago that Christopher had a lawyer friend of his draw up. I asked him last year to help me write a new one because so much has changed over the last few years. After multiple requests I decided to rely on the old adage, if you want something done, do it yourself. That's where we are today in February of 2009. 1 am of amazingly sound body for 70 years old and in the soundest mind I have ever been in. The following document is the most recent of my intentions after my demise. . So much has changed.and even though I choose not to destroy things I have written in the past, I do need to reflect the progress and maturing among some of my family members. Porsha Pinder is my granddaughter and I have named both of them as beneficiaries of my 401K and all other investment accounts. These are difficult financial times and the economy seems to be nose diving. If the profits from these accounts do not render at least the amount equal to a 20% share of the profits from the sale of my home, they get the difference before anyone else is awarded any money. If the money from the investments does amount to at least 20%for each of them or more, that,is their inheritance. The rest can be divided as described above. Comments on the bequests above are as follows: Christopher, my beloved son, has been faithful, helpful and loving. Even though ,.he is a bit of a scatterbrain and fills his life with more activities than he can handle, I have always known I could count on him. Chris, I am proud of the wonderful man you have become. You have a gentle heart and a beautiful soul and it has been my joy to be your mother. In most cases the Cost Approach is not deemed necessary to the development of a reliable value opinion, therefore the Cost Approach has been excluded and was not used in this report. Scope of Work (Concluded) The INCOME APPROACH is typically developed when the value is related to the economic return that an asset can produce. It is usually not applied to individual assets due to the difficult task of identifying individual income streams. The Income Approach is typically used with assets that produce rental income, especially large, movable construction equipment, and commercial transportation vehicles. The appraiser has determined the Income Approach was not appropriate and meaningful to the analysis and value opinion. For this reason, the Income Approach was not employed as a valuation tool. EXTENT OF DATA RESEARCH: Sales and listings of assets comparable to the assets being appraised have been researched, verified, analyzed, and reported. Sales data of assets geographically, physically, functionally and economically similar to the subject assets and that are sufficiently recent to reflect current buyer and seller actions were researched and considered. If necessary and applicable, the appraiser also researched data on comparable income and expense information and replacement costs. Depending upon the availability and reliability of various data sources, the appraiser used any combination of reasonably available information from owner's comments; buyer's descriptions; manufacturer's and dealer's web sites; brochures; Internet auction sites such as eBay or Auction Arms; informational web sites such as Kelley Blue Book, NADA, Edmunds, Machinery Trader, Art Facts, Prices for Antiques and the like; posted auction prices of other auctioneers; the appraiser's own experiences selling similar type assets at public auction and the appraiser's personal library. When and where possible, the applicable information was verified with sources deemed to be reliable and from a disinterested party or corroborated with a 3rd party source. In some cases, the motivations of the parties and other factors (terms, arms-length transactions, etc.) may not have been available and the data was used at"face value as factually accurate."
