WAIVER OF LIENS
WHEREAS, Marlene M. Hake, of e_r\cmc.ct County, ; entered into a
contract with Carlson Custom Homes Inc., of Cumberland County, Pennsylvania, to provide materials and
perform labor necessary for completion of a residential dwelling situate upon lot of ground located:
Lot #90 Hampden Summit, Mechanicsburg, PA 17050, Hampden Township, CUMBERLAND County,
PENNSYLVANIA,as more particularly set forth in Exhibit"A"attached hereto.
NOW, THEREFORE, it is hereby stipulated and agreed by and between the said parties, as part of the said
contract and for the consideration therein set forth,that neither the undersigned contractor,any sub-contractor or
material man, nor any other person furnishing labor or materials to the said contractor under this contract shall
file a lien for work done or materials furnished to the said building or any part thereof.
This stipulation is made and intended to be filed with the County Prothonotary within ten(1)days after date, in
accordance with the requirements of the Act of Assembly of Pennsylvania,in such case provided.
The General Contractor hereby agrees to waive any defects in the filing and indexing of this Lien Waiver in the
Office of the Prothonotary where it is to be filed pursuant to Section 1402 of the Mechanics Lien Law of 1963
and agrees that it will not contest the validity of this Lien Waiver based upon any such defects and hereby agrees
to this waiver of defects on behalf of any of the Subcontractors,materialmen or suppliers that may provide any
labor or materials under the General Contractors Agreement with the owner and who,but for the same,waiver,
would be entitled to assert Mechanics Liens against the owners property under the Mechanics Lien Law of 1963.
The General Contractor also hereby agrees to provide actual Notice of the Lien Waiver to 11 subcontractors,
materialmen and suppliers prior to providing any labor or material by them to the project and will further
provide for a written acknowledgment by each of these persons of the Lien Waiver prior to providing any labor
or materials to the project.

EXHIBIT "A"
ALL THAT CERTAIN Unit, being Unit No. 90 (the "Unit"), of Hampden Summit, A Planned Community (the
"Community"), such Community being located in Hampden Township, Cumberland County, Pennsylvania,
which Unit is designated in the Declaration of Covenants and Restrictions for Hampden Summit, A Planned
Community and Declaration Plats, as amended (collectively the "Declaration"), together with any and all
improvements thereto,as more particularly bounded and described as follows,to wit:
BEGINNING at a point on the southern right-of-way line of Summit Way, said point being the northeastern
corner of Lot 89; thence along the eastern line of Lot 89, South thirty-five (35) degrees eighteen (.18) minutes
eleven (11)seconds West,a distance of one hundred fifty-one and eighty-seven hundredths(151.87) feet to a point
at the southeast corner of Lot 89; thence South thirty-seven (37) degrees twenty-seven (27) minutes twelve (12)
seconds East, a distance of fifteen and eighty hundredths (15.80) feet; thence, South sixty-seven (67) degrees
twenty-eight(28)minutes two (02) seconds East,a distance of twenty-five and thirty-one hundredths(25.31) feet;
thence South seventy-five (75) degrees fifty-five (55) minutes twenty-four (24) seconds East, a distance of one
hundred eleven and forty-four hundredths(111.44)feet to a point at the southwest corner of Lot 92; thence along
the western line of Lot 91, North thirteen (13) degrees thirty-five (35) minutes zero (00) seconds East, a distance
of one hundred thirty-eight and seventeen hundredths (138.17) feet to a point at the northwest corner of Lot 91
and point on the southern right-of-way line of Summit Way; thence along the Summit Way, by a curve to the
right having a radius of two hundred fifty and no hundredths (250.00) feet and an arc length of ninety-four and
seventy-seven hundredths(94.77)feet to a point,the point and place of BEGINNING.
BEING Lot No. 90 as shown on the plan entitled, "Final Subdivision Plan for Hampden Summit Phase 2",
prepared by R. J. Fisher and Associates, Inc., recorded in the Office of the Recorder of.Deeds for Cumberland
County,Pennsylvania in Plan Book 89,Page 83.
BEING THE SAME PREMISES which F.A.S.T. Partners, L.P., a Pennsylvania Limited Partnership, by Deed
bearing date the 13th of March,2014, and recorded on the 14th day of April,2014,. in the Office of the Recorder
of Deeds in and for Cumberland County,Pennsylvania, in Instrument No.201407575,granted and conveyed unto
Carlson Custom Homes,Inc.,a Pennsylvania Corporation.
UNDER AND SUBJECT TO conditions and restrictions which now appear of record.
