I, RICHARD H. LAUGHLIN, of 15 Laughlin Lard, NewtYtrg1,,O
Cumberland County, Pennsylvania, being of sound and disposing mind,
memory and understanding, do hereby declare this to be my will,
hereby revoking any and all former wills and codicils thereto by me
heretofore made.
I.
I direct that all my just debts and funeral expenses,
including all expenses of my last illness, shall be paid from my
estate as soon as practicable after my decease as a part of the
expense of the administration of my estate.
I give, devise and bequeath the residue of my estate of every
nature and wherever situate to my wife, Rachel M. Laughlin,
providing she shall survive me by thirty days .
Should my wife, Rachel M. Laughlin, predecease me or die on or
before the thirtieth day following my death I give, devise and
bequeath the residue of my estate of every nature and wherever
situate as follows:
A. One-half thereof to my son, Richard H. Laughlin, II,
provided however, should my said son predecease me or die
on or before the thirtieth day following my death, his
share shall be distributed to his issue, per stirpes,
living on the thirty-first day following my death;
B. One-fourth thereof to my grandson, Richard H. Laughlin,
III, provided however, should my said grandson predecease
me or die on or before the thirtieth day following my
death, his share shall be distributed under subparagraph
C herein;
C. One-fourth thereof to my granddaughter, Erin E . Laughlin,
provided however, should my said granddaughter predecease
me or die on* or before the thirtieth day following my
death, her share shall be distributed under subparagraph
B herein;
D. In the event both of my grandchildren predecease me or
die on or before the thirtieth day following my death,
their shares shall be distributed to my son under
subparagraph A herein.
IV.
In the event that anyone entitled to a share of my estate
shall be under the age of twenty-three years at the time for

distribution to such beneficiary, I constitute and appoint Farmers
and Merchants Trust Company of Chambersburg, Chambersburg,
Pennsylvania, as trustee of any property which passes either under
this will or otherwise to said beneficiary. Said trustee shall in
the trustee' s sole discretion and without order of court, use
principal as well as income from time to time as may appear to be
necessary for the beneficiary' s welfare, comfort, medical care,
recreation, support and education, without responsibility to the
beneficiary or to any person taking care of the beneficiary; and
the remaining balance in the hands of said trustee shall be
distributed to said beneficiary when the beneficiary attains the
age of twenty-three years. If such beneficiary dies prior to
attaining the age of twenty-three years, said trustee is authorized
in the trustee' s discretion to pay part or all of the beneficiary' s
funeral expenses and the remaining balance in the hands of said
trustee shall be distributed to the beneficiary' s personal
representative. In the event the funds held by the trustee for any
beneficiary become in the opinion of the trustee too small for
proper and efficient administration, the trustee, in the trustee' s
sole discretion, may deposit such funds in a savings account in the
name of the beneficiary.
V.
Any fiduciary under this will shall have the following powers
in addition to those vested in them by law and by other provisions

of my will applicable to all property whether principal or income,
including property held for minors, exercisable without Court
approval, and effective until actual distribution of all property:
A. To retain any and all of the assets of my estate, real or
personal, without regard to any principle of
diversification of risk.
B. To invest in all forms of property including stock,
common trust funds and mortgage investment funds without
restriction to investments authorized for Pennsylvania
fiduciaries as they deem proper, without regard to any
principle of diversification of risk.
C. To sell at public or private sale, to exchange or to
lease for any period of time any real or personal
property and to give options for sales, exchanges or
leases, for such prices and upon such terms or conditions
as they deem proper.
D. To allocate receipts and expenses to principal or income
or partly to each as they from time to time think proper.
E. To compromise any claim or controversy.
F. To distribute in cash or in kind or partly in each.
G. To hold property in their names without designation of
any fiduciary capacity or in the name of a nominee or
unregistered.

VI.
The interest of the beneficiaries hereunder shall not be
subject to anticipation or to voluntary or involuntary alienation;
and the principal and income shall be paid by the trustee or
guardian directly to or for the use of the beneficiary entitled
thereto, without regard to any assignment, order, attachment or
claim whatever.
VII.
I direct that all taxes that may be assessed in consequence of
my death of whatever nature and by whatever jurisdiction imposed,
shall be paid from my residuary estate as a part of the expense of
the administration of my estate.
VIII.
I appoint my wife, Rachel M. Laughlin, as executrix of this my
will . Should she predecease me, fail to qualify or cease to act,
I appoint my son, Richard H. Laughlin, II, as executor of this my
will . Should both my wife and my son fail to qualify or case to
act, I appoint Farmers and Merchants Trust Company of Chambersburg,
Chambersburg, Pennsylvania, as executor of this my will .

WHEREAS,RICHARD H. LAUGHLIN died on February 19, 2014, seized of certain real
estate situate in the Township of Hopewell,Cumberland County,Pennsylvania;and
WHEREAS, the Will of RICHARD H. LAUGHLIN dated November 16, 2010 was duly
probated in the Office of the Register of Wills in and for Cumberland County, Pennsylvania, on
May 19, 2014, and Letters Testamentary were granted to Rachel M. Laughlin, the above named
Executrix;and
WHEREAS, Section 3351 of the Probate, Estates and Fiduciaries Code (20 PS. 3351)
confers upon Executors the power to sell at public or private sale any real estate not specifically
devised;and
WHEREAS,the hereinafter described real estate was not specifically devised;
WHEREAS,the Executrix is not required to file any bond to secure faithful performance of
her duties; and
WHEREAS, the parties heretofore entered into an agreement for the sale and purchase of
the hereinafter described real estate.
WITNESSETH,that in consideration of the sum of SIX THOUSAND SEVEN HUNDRED
FIFTY AND 00/100($6,750.00)Dollars lawful money of the United States,to her in hand paid the
receipt whereof is hereby acknowledged,the Grantor does hereby grant and convey,the undivided
one-fifth interest to the said Grantee:

BEGINNING at a chestnut tree; thence by lands now or formerly of William
Keeseman's heirs North thirty-three and one-half(33 %2) degrees West twenty-eight

degrees East fourteen and five tenths(14.5)perches to a post;thence South seventy-
three and one-half(73 1/2) degrees East fifty-four(54) perches to a hickory;thence
by land now or formerly of A. C. Book South sixty and one-half(60 %2) degrees
West forty-five(45) perches to the place of BEGINNING. CONTAINING six (6)
acres and sixty-eight(68)perches,neat measure.
BEING the same premises which Mary E. Laughlin, Executrix of the Estate of Arthur H.
Laughlin, and Hughie D. Laughlin and Dorothy M. Laughlin, his wife, Richard H. Laughlin and
Rachel M. Laughlin, his wife, and Lee H. Laughlin and Jeanette A. Laughlin, his wife, by their
deed dated November 1, 1977, and recorded in Cumberland County, Pennsylvania, at Deed Book
"N,"Volume 27,at Page 593,conveyed an undivided one-fifth interest in the above-described real
estate to each of the following persons;Hughie D.Laughlin,Richard H.Laughlin,Lee H.Laughlin,
Daniel G. Laughlin, and Janice M. Chamberlin. The said Hughie D. Laughlin died May 27,2003
leaving his undivided one-fifth(1/5) interest to his wife, Dorothy M. Laughlin. The said Dorothy
M Laughlin died August 25, 20129 at which time her undivided one-fifth (1/5) interest was
transferred to Lee H.Laughlin,Daniel G.Laughlin and Janice M.Chamberlin. The undivided one-
fifth(1/5)interest of Janice M. Chamberlin was transferred to Lee H.Laughlin by Deed dated July
20, 2013 and recorded in the aforementioned Office of the Recorder of Deeds, at Instrument
Number 201332148. The undivided one-fifth(1/5) interest of Daniel G. Laughlin was transferred
to Lee H. Laughlin by Deed dated July 20, 2013 and recorded in the aforementioned Office of the
Recorder of Deeds, at Instrument Number 201332149. The said Richard H. Laughlin died on
February 19, 2014, with Letters Testamentary having been granted in Cumberland County,
Pennsylvania to Rachel M. Laughlin, Executrix of the Estate of Richard H. Laughlin on May 19,
2014, who is the Seller of the undivided one-fifth (1/5) interest of mountain ground described
herein owned by Richard H. Laughlin now deceased. It is the intent of this Deed that Lee H.
Laughlin shall now own a full 100%interest in the above-described tract of land.

do covenant, promise and agree to and with the Grantee, his heirs and assigns, by these presents,
that she, the Executrix of the Estate of RICHARD H. LAUGHLIN, deceased, has not done,
committed, or knowingly or willingly suffered to be done or committed, any act, matter or thing
whatsoever whereby the premises hereby granted, or any part thereof, is, are, shall or may be
impeached,charged or encumbered,in title,charge,estate,or otherwise howsoever.
