Wl)eren, Sonshine 1, L.P., hereinafter called the Owner, is about to execute contemporaneously with Keystone
Custom Homes, Inc. of 227 Granite Run Drive, Suite 100, Lancaster, PA 17601, hereinafter called the Contractor, a
contract for the erection or construction of a SINGLE FAMILY DWELLING upon the lot of ground known as 45 Bella Vista
Drive, Mechanicsburg, PA 17050, Lot 4 Bella Vista, Silver Spring Township, Cumberland County, Pennsylvania, described
in Exhibit"A" hereof, of which Sonshine 1, L.P. is the title holder of record, as more particularly described in Deed
dated 0OWe($t, U l� and intended to be recorded immediately prior hereto in the Office of the Recorder of Deeds
in and for aforesaid county;
and
POU3, oG�'�1iN �(i UH at the time of and immediately before the execution of the principal contract,
and before any authority has been given by the Owner to the Contractor to commence work on said building or
improvement, to purchase materials for the same, it is hereby stipulated and agreed by and between said parties as part of
said contract and for the consideration therein set forth, nether the undersigned Contractor, any Sub-contractor or material
man, nor any other person furnishing labor or materials to the said Contractor under the contract entered into between said
parties shall file a lien for work done or material furnished to said building, improvements or any part thereof.
Tbig stipulation is made and intended to be filed with the Prothonotary within 10 days after date in accordance
with the requirements of the Act of August 24, 1963, P.L. 497, as amended,

Being all that certain lot or tract of ground situate in Silver Spring Township, Cumberland
County, PA, more particularly bounded and described as follows to wit:
Beginning at a point on the northern right-of-way line of Bella Vista Drive at the southwest
corner of Lot #3; thence along said right-of-way line S72-38-31W 171.62 feet to a point
being the southeast corner of Lot #5; thence along Lot #5 N25-13-51W 148.12 feet to a
point at lands N/F of Susquehanna Conference of the Brethren in Christ Church, DB 241,
Page 459; thence along said lands N64-46-09E 170.00 feet to a point being the northwest
corner of Lot #3; thence along Lot #3 S25- 13-51 E 171.63 feet to a point, being the place
of beginning.
Containing 27,179 square feet (0.62 acres).
Being Lot #4 on a Final Subdivision Plan for Bella Vista prepared be R. J. Fisher &
Associates, Inc.
