DECREE AWARDING REAL ESTATE
AND NOW, this day oft , 2014, the First and Final
Account and Statement of Proposed Distribution of Betty J. Cornman, Administratrix of
the Estate of Melvin E. Cornman, having been confirmed by the Court of Common Pleas
of Cumberland County, Pennsylvania, Orphans' Court Division, on November 25, 2014,
pursuant to 3534 of the Probate, Estates and Fiduciaries Code of 1972, as amended, an
undivided one-half interest in the real estate hereinafter described as tenant in common
with Clover A. Haycock is awarded to Betty J. Cornman, in accordance with the
Statement of Proposed Distribution confirmed by the Court of Common Pleas of
Cumberland County, Pennsylvania, as aforesaid:
ALL THAT CERTAIN tract of land with the improvements thereon erected,
situate in Dickinson Township, Cumberland County, Pennsylvania, bounded and
described in accordance with a survey made by Gerrit J. Betz, Registered Surveyor, on
November 30, 1973, as follows:
BEGINNING at a railroad spike set in the original centerline of Township Road
T-469 known as Alexander Spring Road at corner of Lot No. 2 shown on Plan of Kendor
Enterprises, Inc., recorded in the hereinafter named Recorder's Office in Plan Book 48,
Page 43; thence from said railroad spike at the Place of BEGINNING along the original
centerline of 33 feet wide Alexander Spring Road the following three (3) courses and
distances: (1) North 66 degrees 12 minutes 20 seconds East, a distance of 91.31 feet to a
P.K. nail; (2)North 74 degrees 55 minutes East, a distance of 293.11 feet to a P.K. nail;
and (3)North 77 degrees 57 minutes 26 seconds East, a distance of 175.0 feet to a P.K.
nail at corner of land now or formerly of Enola Construction Co., Inc. described in Deed
Book "Z", Volume 26, Page 425; thence along line of said land now or formerly of Enola
Construction Co., Inc., South 12 degrees 02 minutes 34 seconds East, a distance of
495.23 feet to an iron pin at corner common to said land now or formerly of Enola
Construction Co., Inc. and land now or formerly of Kendor Enterprises, Inc. described in
Deed Book "A", Volume 26, Page 386, and said Lot No. 2; thence along the northern line
of said Lot No. 2, North 62 degrees 25 minutes 47 seconds West, a distance of 723.16
feet to a railroad spike in the original centerline of said Alexander Spring Road at the
Place of BEGINNING.
THE ABOVE-described tract of land contains a net area of 3.16 acres, more or
less, and has thereon erected a dwelling house and other improvements with mailing
address of 656 Alexander Spring Road, Carlisle, Pennsylvania 17013.
BEING the same premises which Mildred V. Cornman, Clover A. Haycock, and
Melvin E. Cornman, by Deed dated November 20, 2002, and recorded in the Office of
the Recorder of Deeds of Cumberland County, Pennsylvania, in Deed Book 254, Page
3401, granted and conveyed unto Melvin E. Cornman and Clover A. Haycock, as equal
tenants in common.
THIS transfer is exempt from Pennsylvania realty transfer taxes as a transfer for
no consideration by intestate succession from a personal representative of a decedent to
the sole heir of the decedent.
