MECHANIC'S LIEN CLAIM
Coleman Floor Company, through the undersigned counsel, files this claim against the
property at 21 Balfour Drive, Mechanicsburg, PA 17050, for the payment of a debt due to
Claimant as a subcontractor for supplying building products used in the construction of the
building at the aforesaid property. In support of the claim, the Claimant makes the following
statement:
1. The name of the Claimant is Coleman Floor Company, 3356 Lincoln Highway
East, Paradise, Pennsylvania, 17562.
2. The owners of the property are Bhupender and Suman Dabas.
3. The aforesaid Owner has reported an address of 21 Balfour Drive,
Mechanicsburg, PA 17050.
4. The property which is subject to this claim is located at 21 Balfour Drive,
Mechanicsburg, PA 17050. It is believed that the property was acquired by Deed recorded in the
Cumberland County Recorder of Deeds Office under Instrument Number 201411418.

5. The materials for which the debt is due consisted of various building materials
and flooring.
6. The Claimant's last delivery to the property was on or about July 22, 2014.
7. Claimant contracted with Classic Communities Corporation to furnish building
materials and flooring at the property located at 21 Balfour Drive, Mechanicsburg, PA 17050
8. Pursuant to 49 P.S. §1501, Claimant provided preliminary notice of intent to file
this lien to all required parties on or about December 5, 2014; a true and correct copy of such
notice is attached hereto as Exhibit "A".
9. The materials for which the debt is due were furnished for the agreed sum of
Seven Thousand Seventy-Three Dollars ($7,073) plus interest pursuant to contract(s), evidenced
by invoices; a copy of said invoices are attached as Exhibit"B".
10. There is due and owing a balance of Seven Thousand Seventy-Three Dollars
($7,073) plus interest for which claim is made.

Pursuant to 49 P.S. §1501, this will serve as formal notice of our intention to file a Mechanics Lien on behalf
of Coleman Floor Company. Consistent with statutory requirements, please note the following:
1. The name of the claimant is Coleman Floor Company, 3356 Lincoln Highway East, Paradise,
Pennsylvania 17562.
2. The entity with whom Coleman Floor Company contracted is Classic Communities Corporation,
2151 Linglestown Road, Suite 300, Harrisburg, Pennsylvania 17110.
3. The amount due is $7,073.
4. Coleman Floor Company provided building materials used in construction work at the property.
5. The last date of delivery of products by Coleman Floor Company to the site was on or about July 22,
2014.
6. The property subject to the lien is located at or about 21 Balfour Drive, Mechanicsburg, Pennsylvania
17050.
7. The property subject to the lien is believed to be owned by you and is believed to have been acquired
by Deed dated May 23, 2014, and recorded at the Cumberland County Recorder of Deeds Office
under instrument number 201411418.

($7,073) has been filed against you and all that lot or piece of ground with the curtilage
appurtenant thereto situate at 21 Balfour Drive, Mechanicsburg, PA 17050, for certain building
materials and flooring supplied by Coleman Floor Company, in the building located at 21
Balfour Drive, Mechanicsburg, PA 17050. A copy of the filing is attached.
Said mechanic's lien claim was filed on the /4 day of January, 2015, and the
