Description of Assignment
Wildeman and Obrock, CPA's has been engaged by the Estate of Carol A. Veschi to estimate the fair
market value of CSR Enterprises,a Pennsylvania partnership, as of January 24,2010. The purpose of the
valuation is for attachment to the Estate of Carol A. Veschi's Pennsylvania Form Rev-1500 {nheritar�ce
Tax Return. Carol Veschi was a 33.33%owner of CSR Enterprises.
Fair market value is defined as the cash or cash equivalent price at which property would change hands
between a willing buyer and a willing seller, neither being under a compulsion to buy or sell and both
having reasonable knowledge of relevant facts.
Summary Description of the Company
As of lanuary 24, 2010, CSR Enterprises owned and leased 17 residential rental properties in the
Shippensburg, PA area.
Valuation Methods
In developing a value for CSR Enterprises, we used appraisals for each property that were prepared by
Mark E. Lehman as of October 13, 2010. In our professional opinion, the appraised values would have
been very similar to the values as of January 24, 2010, the date of death of Carol A. Veschi. The
appraisals were prepared using the sales comparison analysis method. The sales comparison analysis
method has been deemed the most reliabte indicator of value rather than the income approach method
due to lease periods being short term. Furthermore,the estate's value has been discounted 35%due to
lack of marketability(closely held partnership)and minority ownership interest.
Other assets and liabilities were compiled from the tax year 2009 entity tax return as of December 31,
2009, 24 days prior to Carol A.Veschi s date of death. Any variance in value between this time period
and the actual date of death is immaterial.

Based on the schedules attached, it is our considered opinion that the fair market value of CSR
Enterprises was$205,207 and the fair market value of the estate's 3333% interest was $68,402 before
discounts and$46,514 after discounts.
THE DATE OF DEATH VALUE OF CAROL VESCHI'S 33.33%OWNERSHIP INTEREST 1N CSR ENTERPRISES
FOR ESTATE TAX PURPOSES IS-$45,514.
