GLOSSARY
Ex[raordinary Assumption. An assump[ion, direc[ly rela[ed[o a specific assignmen[, which, if
found to be false, could alter the appraiser's opinio�s or conclusions [USPAP].
Fair Market Value. The price at which a property would change hands between a willing buyer
and a willing seller, neither being under any compulsion to buy or sell and both having
reasonable knowledge of relevant facts [Il2S Regala[ion Section 1.170A-1(c)(2)].
Fair Mazket Value Expanded. Fair Market Value is not to be detertnined by a forced sale...nor is
the Fair Market Value of an item of property ro be decerred by the sale price of [he item in a
market other than that in which such an item is most commonly sold to the public...taking into
considecation the location of the item where appropria[e. [Treasury Regulation § 202031-1(b)].
Hvoothetical Condition. That which is contrary[o what exists but is supposed for the parpose of
