formerly of William Jackson; on the South by a 16 foot alley; on the West by property
now or formerly of John and Minnie Buckheit, having a frontage on East South Street of
40 feet, more or less, and extending in depth a distance of 229 feet, more or less, and
having erected thereon a dwelling house and other improvements known as No. 178 East

PURPOSE OF THE APPRAISAL
The purpose of this appraisal is to estimate the Market Value of the subject
property as of December 22, 2000.
Market Value, as defined by the courts, is the most probable price estimated in
terms of money which a property will bring if exposed for sale in the open market,
allowing a reasonable time finding a purchaser who buys with knowledge of all the uses
to which it is adapted and for which it is capable ofbeing used.
Frequently, it is referred to as the price at which a willing seller would sell and a
wiIIing buyer would buy, neither being under abnormal pressure.
mGHEST AND BEST USE
Highest and Best Use is defined by the Appraisal Terminology and Handbook,
published by the Appraisal Institute, as "the most profitable likely use to which a
property can be put". The opinion of such use may be based on tbe highest and mostl
profitable continuous use to which the property is adapted and needed, or likely to be in
demand, in tbe reasonable near future. .
However, elements affecting value that depend upon events or a combination of
occurrences which, while within tbe realm of possibility, are not fairly shown to be
reasonably probable, should be excluded from consideration. Also, if tbe intended use is
dependent on an uncertain act of another person, the intention cannot be considered.
Based on the above definition and after seeing the site, neighborhood, and area, it

THE COST APPROACH
The Cost Approach to value is based on the principle of substitution, which
proposes that an jnfonned buyer will pay no more than the cost of providing a substitute
property with similar utility.
In estimating the cost of provilling a substiMe, the following functions are
completed. The cost of the improvements, as ifnew, is estimated. Loss of value due to
physical deterioration, functional obsolescence and external depreciation, jf applicable, is
deducted to represent the cost of a substitute depreciated. The land and the value of
depreciated site improvements is added to obtain a value indication of the real estate.
The cost new of the improvements was estimated using infonnation from
Marshall Valuation Service, adjusted to the local area and verified with local contractors.

These approaches are representative of the market value of the subject property. I
have carefully reexamined each step in each method, and I believe the conclusions
accurately reflect the attitude. of typical purchasers of this type property in this
neighborhood. It is my belief that this reexamination . has confirmed the original
conclusions.
The Cost Approach win result in an excellent estimate if all elements are figured
accurately, because no prudent person will pay more for a property than the cost to
produce a substitute property with equal desirability and utility. Purchasers of the type of
dwelling typical of the subject property are more concerned with amenities than with
hypothetical replacement of the property. The value of the cost approach is not
disregarded, but given less weight because morel errors in judgement can be made in this
approach.
The Sales Comparison Approach was based on several recent sales of properties
similar to that of the subject, all. of which are located in the same general area. The
adjusted sales prices are most consistent under comparison. This approach is the most
reliable because it reflects the reactions of typical buyers and sellers in the llIlldet.

I, MILDRED C. GIBSON, of Carlisle, Cumberland County,
Pennsylvania, being of sound mind, memory and understanding, do
make, publish and declare this as and for my Last Will and Testament,
hereby revoking and making void all former Wills by me at any time
heretofore made.
FIRST. I direct all my just debts and funeral expenses, including
all inheritance taxes, that may be assessed against my estate, be fully
pai.d and satisfied out of my estate by my personal representative
hereinafter named as soon as conveniently may be done after my decease.
SECOND. I give, devise and bequeath my entire estate, real and
personal, whatsoever and wherever situate, unto my husband, Clyde C.
Gibson, Sr., to be his absolutely.
THIRD. In the event my said husband, Clyde C. Gibson, Sr.,
should predecease me or we should both die as the result of a common
disaster, then in either of those events, I give, devlse and bequeath
my enti.re estate, real and personal, whatsoever and wherever si.tuate,
unto my three children, namely, Clyde C. Gibson, Jr., Peggy Lou Carlson
and Roms Elaine Morrison, in equal shares, share and share alike, or to
their issue if any of them should predecease me.
LASTLY, I nominate, constitute and appoint my said husband, Clyde
c. Gfbson, Sr., Executor, of this my Last t-Iill and Testament, i.f li.ving
and able to serve, otherwise I nominate, constitute and appoint my son,

LAST WILL AND TESTAMENT
I, MILDRED C. GIBSON, of Carlisle, Cumberland County,
Pennsylvania, being of sound mind, memory and understanding, do
make, publi sh and declare this as and for my Last Will and Testament,
hereby revoking and making void all former Wills by me at any time
heretofore made.
FIRST. I direct all my just debts and funeral expenses, including
all inheritance taxes, that may be assessed against my estate, be fully
paid and satisfied out of my estate by my personal representative
hereinafter named as soon as conveniently may be done after my decease.
SECOND. I give, devise and bequeath my entire estate, real and
personal, whatsoever and wherever situate, unto my husband, Clyde C.
Gibson, Sr., to be his absolutely.
THIRD. In the event my said husband, Clyde C. Gibson, Sr.,
should predecease me or we should both die as the result of a common
disaster, then in either of those events, I give, devise and bequeath
my entire estate, real and personal, whatsoever and wherever situate,
unto my three children, namely, Clyde C. Gibson, Jr., Peggy Lou Carlson
and Roma Elaine Morrison, in equal shares, share and share alike, or to
their issue if any of them should predecease me.
LASTLY, I nominate, constitute and appoint my said husband, Clyde
C. Gibson, Sr., Executor, of this my Last Will and Testament, if living
and able to serve, otherwise I nominate, constitute and appoint my son,
Clyde C. Gi bson, Jr., successor Executor, of this my Last Will and
Testament.

being one of the legatees and distributees named in the Will of said decedent, and a person entitled
to share in the residuary distribution of the estate of said decedent, do hereby declare and state that
I have examined the attached Account and Schedule of Proposed Distribution and find the same to
be true and correct and in strict accordance with the terms and provisions of said Will, and I do
hereby acknowledge that I will receive of and from Clyde C. Gibson, Jr., Executor of the Estate of
Mildred C. Gibson, the cash set opposite my name in the above-stated Schedule of Proposed
Distribution, in full satisfaction, payment and discharge of all such swn or swns of money, legacies
and bequests, share or shares, purparts and dividends which were due, owing and payable and
belonging to me by any means whatsoever, for or on account of my full share, part or dividend in the
ESTATE OF MILDRED C. GIBSON, DECEASED, and all interest accrued thereon.
NOW, THEREFORE, I, the said Clyde C. Gibson, Jr., do by these presents remise,
release, quit-claim and forever discharge the said Clyde C. Gibson, Jr., his heirs, executors and
administrators, of and from my said share or dividend of the estate aforesaid, and of and from all
actions, suits, payments, accounts, reckonings, claims and demands whatsoever, for or by reason
thereof, or of any act, matter, cause or thing whatsoever, from the beginning ofthe world to the day
and date of these presents.
AND desiring to avoid the delay and expense of the settlement of said Estate by filing
the foregoing Account of said administration in the Office of the Register of Wills of said County, and
by having the balance in the hands of the Executor as shown by said Account distributed by the Court
of Common Pleas of Cumberland County, Orphans' Court Division, I do hereby agree that the
foregoing statement concerning the matter of settlement may be recorded with the same effect upon
me as if the same had been reported upon by said Court, in a decree of distribution made on such
report by the said Court of Common Pleas, Orphans' Court Division.
