CONFESSED JUDGMENT COMPLAINT
Plaintiff files this Complaint pursuant to Pa. R.C.P. No, 2951(b) for Confession of Judgmen and avers the
following:
I. Plaintiff is HARRISBURG COPIERS, L.L.C., a limited liability corporation duly rganized and
existing under the laws of the Commonwealth of Pennsylvania, with its principal office and place ofb siness at 204
King Avenue, Harrisburg, Dauphin County, Pennsylvania 17109-3100.
2. Defendant is SUMMIT ABSTRACT SERVICES, INC., a corporation duly organize and existing
under the laws of the Commonwealth of Pennsylvania, with an office and place of business at the last own address
of 3523 September Drive, #6, Camp Hill, Cumberland County, Pennsylvania 170 II.
3. On or about April 24, 2002, Defendant did enter into a non-cancellable Lease Agreem nt with JGF
Funding, L.L.C. for copier equipment. A true and correct copy of said non-cancellable Lease Agreeme t is attached
hereto, marked as Exhibit "A" and made a part hereof.
4, The aforesaid Lease Agreement has been assigned to Plaintiff.

5. Judgment has not been entered on the attached instrument in any jurisdiction.
6. The Defendant is indebted to Plaintiffin the amount of Five Thousand, Five Hundred ixteen Dollars
and Forty Cents ($5,516.40) for the balance covered by the within instrument.
7. In spite of Plaintiff's frequent demands, the Defendant continues in default unde the aforesaid
obligations.
8. Pursuant to the terms and conditions of the Lease Agreement attached hereto at E hibit "A" and
made a part hereof, Defendant is liable for attorney's fees in the amount of One Thousand, Three Hu dred Seventy-
Nine Dollars and Ten Cents ($1,379.10),
9. By virtue of the foregoing, the Defendant is indebted to the Plaintiff as follows:

WHEREFORE, Plaintiff demands Judgment in the sum of SIX THOUSAND, EIG T HUNDRED
NINETY-FIVE DOLLARS AND FIFTY CENTS ($6,895.50), plus interest thereon from the date of Judgment as
authorized by the warrant appearing in the attached instrument.

GUARANTY OF LEASE
This Guaranty Agreement made and entered as of the dale written below by the undersigned Guarantor(s) (hereinafter collectively "Guaramor'.), in favor JGF
Funding u.c (hereinafter referred to as "Lessor").
WHEREAS, Lessor may enter into a lease and/or other related agreements (hereinafter collective]y "Lease'") with the above referenced Lessee; and,
WHEREAS, Guanmtor has an interest, financial or otherwise, in Lessee, and it is to Ihe benefit of Guarantor that Lessor enter into Ihe Lease with Less ,and
Guarantor has read the proposed Lease in full and finds the lerms of said Lease acceptable, and in recognition lhat Lessor would be unwilling to enter into Ihe se
without the Guaranty hereinafter set forth, and in recognition of Lessor's reliance upon the Guaranty in entering into the Lease;
NOW, THEREFORE, in order to induce Lessor to enter inlo Ihis Lease, Guarantor, jointly and severally, guarantees the faithful and full perfonnance by Les ee of
all terms and conditions of the lease. In the event of defaull by Lessee, or failure to faithfully perform any of the tenns or conditions required of Lessee und the

Lessee hereby acknowledges that this Lease was entered into in the Commonwealth of Pennsylvania, County of Cumber-land, and that the parties
have agreed to the terms ofthis Lease with the understanding that any action or proceeding regarding this Lease or the Equipment shall be
maintained in the state or federal courts in said state and county and Lessee hereby submits to jurisdiction and venue, waiving any claim of impro
jurisdiction or venue or forum non convenience and agreeing to accept service at Lessee's place of business in any such action. This Agreement
shall be interpreted, construed and enforced in accordance with the laws of the Commonwealth of Pennsylvania, applied without giving effect to

Cost Per Copy Lease Program (CPCLP) between Summit Abstract Services, Inc. and the Undersigned
dated April 11, 2002, having unpaid rentals of 60 Months.
For value received Undersigned ("Assignor") hereby sells, assigns, transfers and sets over to Pennsylv ia
State Bank Leasing its successors, and assigns ("Assignee") all future lease rental payments due and to
become due thereunder with any residuals that may become due. Assignor also assigns all of Assignor'
right, title and interest in the property covered and described in the CPCLP and all of Assignor's rights and
remedies thereunder and under any guaranty thereof including right to take, in Assignor's or Assignee'
name, any and all proceedings, legal, equitable, or otherwise, that Assignor might otherwise take, save or
this Assignment.
Assignor warrants that: Assignor is the owner and/or lienholder of the property described in the Lease ee
from all Hens and encumbrances; the Lease and accompanying guaranties, waivers and/or other instrum nts
are genuine, enforceable, the only Lease executed concerning the property described in the Lease and i
and will continue free from defenses, set-offs and counterclaims; all signatures, names, addresses, amo ts
and other statements and facts contained therein are true and correct; the property had been delivered a
accepted by Lessee and that Assignor will comply with all its warranties and other obligations with resp ct
thereto.
Assignor will continue to invoice and collect monthly Lease rental payments and provide any collection
practices as may be required. Assignor is assigning all Leases on a Non Recourse basis however, does
guarantee maintenance, service, and supplies through the Lease Term, Lease Payments due with any tax s,
late, other fees or any other amounts due with exception to maintenancelservice payments. Lease allows or
upgrades.
In case of default, Assignor will repossess, retake, and remove equipment and resell or release the
equipment.
Assignor guarantees maintenancelservice to equipment through JGF Funding LLC and Harrisburg Copie s
LLC. At satisfactory completion of Lease Term, all rights to equipment will be passed to JGF Funding,

The undersigned being the owner and Landlord and/or Mortgagee of certain pren ises
located at 3904 Trindle Road, Camp Hill. PA 17011 does hereby, covenant and a ree
that JGF Funding L.L.C., its successors and assigns (herein Lessor), is the owne of
equipment described as: (1) e-studio 25.
The undersigned further agrees that. from time to time Lessor may deliver to the c bove
named tenant and install upon said premises the Equipment to be covered by the
above Lease made and entered into by said tenant, and that, as between the
Landlord/Mortgagee and the Lessor and its successors and assigns, none of the
Equipment shall be subject to distress for rent or liable for any lien, interest, right 0
claim which Landlord/Mortgagee may now have or which may hereafter accrue to 1em,
and in the event the Lessor or its Successors or assigns shall at any time exercise ts or
their right or power under said Lease to take possession of or to remove the
Equipment. the Landlord/Mortgagee will not hinder the same or object thereto or
interfere therewith, and they hereby consent to such taking possession and remove I of
said Equipment and consent to entry upon said premises for such purposes by the
