STIPULATION AGAINST LIENS
WHEREAS, Innovative Development Group, LLC, of 2148 Embassy
Drive Lancaster, PA 17603 (the "Owner") the Owner of the
hereinafter described tract of land, has executed or is about to
execute contemporaneously herewith a contract with Bruce Alan
Homes, Inc. of 8 Oakwood Lane, Lititz, PA 17543 (the
"Contractor") for improvements to the premises located at 75
Foxcroft Drive, Camp Hill, Cumberland County, Pennsylvania 17011,
more particularly described on "Exhibit A" attached hereto and
made a part hereof (the "Premises").

NOW, April ~, 2005, before any authority has been given
by said Owner to the said Contractor to commence work on said
Premises or to otherwise construct any improvements thereto, or
to purchase materials for the same, or to enter into any
contracts with any subcontractors, or materialmen, or to
authorize any purchases by or through any subcontractors or
materialmen, in consideration of the making of said contract with
the Owner and the further consideration of One Dollar ($1.00), to
Contractor paid by said Owner, and with the intent of all parties
to be legally bound hereby, it is agreed that no lien shall be
filed against the building or Premises or any part thereof, by
the Contractor or any subcontractor, or by any of the materialmen

or workmen or any other person for any labor, or materials
purchased, or extra labor or materials purchased, for the
building and improvements to the Premises (including hereafter
changes made thereto), the right to file liens being expressly
waived.
It is the full intent of the Contractor, for itself and for
any subcontractors or materialmen claiming for themselves, or by,
through or under the contract or the Contractor, that the right
to file a mechanic's lien, under the provisions of law and/or of
Acts of Assembly in such cases made and provided, for work done
or materials furnished in and about the building and improvements
to the Premises above described is hereby waived.

ALL THA T CERTAIN piece or parcel ofland situate in Hampden Township,
Cumberland County, Pennsylvania, bounded and described as fo1lows, to wit:
BEGINNING at a point on the eastern side of Foxcroft Drive, which point, measured
along the eastem side of Foxcroft Drive is ] 40 feet NOlih from the northeast comer of
Foxcroft Drive and Brook Road and which point is also at the north west comer of Lot
No. 14 on the Plan of Lots hereinafter refened to; thence South 77 degrees 46 minutes
West, 25.05 feet to a point in the centel" line of Foxcroft Drive; thence along the center
line of Foxcroft Drive, North 8 degrees 44 minutes West, 1 60 feet to a point; thence
North 77 degrees 46 minutes East, 25.05 feet to a point on the eastem side of Foxcrofl
Drive, which point is also the southwest corner of Lot No. 16 on the Plan of Lots
hereinafter refen'ed to; thence along the sonthern side of Lot No. l6 aforesaid, North 77
degrees 46 minntes East, 162.67 feet to a point at the western iine of Lot No. 18 on the
Plan of Lots hereinafter referred to: thence along the western lines of Lots Nos. 18 and 17
on the Plan of Lots hereinafter reIen'cd to, Smtth 13 degrees 1 minnte East, 159.75 lCet to
a point at the nOlihemline of Lot No. 14 on the Plan of Lots hereinafter refelTed to;
thence along the northern line of Lot No. 14 aforesaid, South 77 degrees 46 minutes
West, 174.6 feet to a point at the eastern side of Foxcroft Drive, being the place of
BEGINNING.
BEING Lot No. 15 on Plan of Htmter's Point Residential Subdivision by Lawrence: H.
Walker, which Plan is recorded in the Office of the Recorder of Deeds in and for
Cumberland County, Pennsylvania, in Plan Book 8, Page 6.
SUBJECT NEVERTHELESS to the easement of Foxcroft Drive, being 50 feet in width
and the utility easement, being 5 feet in width, all as more fn1ly shown on the aforesaid
Plan.
MOREOVER, SUBJECT to the ten11S and provisions and the conditions and restrictions
contained in the Declaration of Lawrence H. Walker and Margaret D. Walker, his wife,
dated .lanuary 3, 1956 and recorded in the Recorder of Deeds Office aforesaid in Plan
Book 8, Page 6; to the amended covenants as entered in the Recorder of Deeds Office
aforesaid in Plan Book 4, Page 67 and to the conditions and restrictions in Deed Book
"L", Volnme 14. Page 67.
