ALL that certain piece, parcel or .10t at- land situate in Ha(l1pden Township, Cumberland County,
Pennsylvania, and bounded and described as follows:
BEGINNING at a point on the Eastern right,of-way line of Greenbriar Lane (50.00 feet wide), said point
being located at a corner of lands now' or formerly of The McNaughton Company; then alorigsaid right-of-
way line of.Greenbriar lane, North 01 degrees 29 minutes 45 seconds West, for a distance of 2lf71 feet, to
a point on the arcot'a circle curving to the right, having a radius of 1975.00'feet, and an arc' length of
70.48 feet, to a point on the arc of a circle curVing to the right, having a radi\lS' of 25.00 feet, and an arc
length of 38.78 feet, to a point on the Southern'right-of-way line of Heatherwood Court (50.00 feet wide);
then along said right-of-way line of Heatherwooq Qrive, on the arc of a circle curving to the right, having a
radius of 2525.00 fe~t,. and an arc length of 40.59 feet, to a point; then along same North 88 degrees 30
minutes 15 seconds East,.f-or a distance of 39.57 feet, to a point at the Northwestern'corner of Lot No. 148;
then along the Western boundary line of LofNo. 148, South 01 degree 29 minutes 45 seconds East, for a
distance of 136.25 feet, to a ,point in line of lands now or formerly of The McNaughton Company; then
along said laJids now or forrherly of McN$ughton, South 88 degrees 29 minutes 37 seconds West, for a
distance of 107.35 feet, to a point and the place of BEGINNING.
This piece, parcel or lot of land consists of approximately 14,411 square feet of land, more or less, and is
known and numbered as Lot No. 147 on the Final Subdivision Plan for Westbury - Phase VIII, which is
recorded in Cumberland County in Plan Book 89, Page 106.
UNDER AND SUBJECT TO:
(a) Any and all easements, licenses. exceptions, reservations, covenants, agreements, conveyances
and restrictions which affect the premises and are visible by inspection of the premises.
(b) Any and all easements, licenses, exceptions, reservations, covenants, agreements, conveyances
and restrictions contained in any and all prior' agreements, leases, deeds, grants and
conveyances affe.cting the premises.
(c) Plan notes prohibiting the construction of any structure (other than a fence, uncovered steps and
entrance canopies - not greater than 3 feet in height and 6 feet in width) within any 50 foot buffer
yard shown on the subdivision plan of record.
(d) The Declaration of Covenants and Restrictions which is recorded in the office of The Recorder of
Deeds for Cumberland County in Miscellaneous Book 714, Page 2398, as may be applicable to the
