NOLAN,JR.,presently residing in Lake County,Florida,being of sound and disposing mind and memory, and over 18 years of age but realizing the uncertainty of life, do hereby make,publish and declare this to be my Last Will and Testament. ARTICLE I I hereby revoke, cancel and annul any and all Wills and Codicils heretofore made by me. BRUCE NOLAN, Personal Representative of this my Last Will and Testament and direct that my Personal Representative shall not be required to give any bond or other security for the faithful performance of the duties of personal representative. If D. BRUCE NOLAN shall predecease me or for any other reason shall fail to qualify as Personal Representative hereunder or having qualified, shall die or resign, then in such event, I hereby nominate and appoint DOUGLAS J. NOLAN as Personal Representative of my Last Will and Testament and I direct that my Personal Representative shall not be required to give any bond or other security for the faithful performance of the duties of personal representative. I hereby give and grant to my Personal Representative (wherever the term Personal Representative is used this term shall also mean Successor Personal Representative, Trustee, Successor Trustee) the continuing absolute, discretionary power to deal with any property, real or personal,held in my estate,as freely as I might in the handling of my own affairs. Such powers may be exercised independently and without the prior or subsequent approval of any court or judicial authority, and no person dealing with the Personal Representative or Successor Personal Representative shall be required to inquire into the propriety of any of their actions. To retain and continue, change or alter, any and all investments that may at any time or times form a part of my estate, although not of the character authorized by law for the investment of the estate or trust funds. B. To take possession of, collect the rents, and manage all of the real property, and any interest in any real property owned by me at the time of my death. C. To submit to arbitration or to compromise and settle all claims for or against my estate. D. To sell, at public or private sale, from time to time, for cash or upon credit,or partly for cash and partly for credit, and to transfer,convey,lease,exchange,mortgage,or otherwise dispose of any property forming a part of my estate upon such terms and conditions as my Personal Representative shall deem proper. E. To borrow any and all sums of money necessary for the administration of my estate. F. To alter, improve, repair or rebuild, or demolish and remove, in whole or in part, any building then existing or hereafter existing on any real property forming a part of my estate.
