A\.fAT1.f)I'I~ REAL ESTATE /11; AND NO\1, this ;<If -1lay of August, 1970, at /9: ~ o'clock, pt.M., pursuant to the Statement of Proposed Distribution in the Estate of Estate of Lucille B. Sheaffer, approved by the Court on August , 1979, the following real estate is hereby awarded. in conformity with the provisions of the Last Will and Testament of Lucille B. Sheaffer to Robert H. Bowersox and Bettv Ann Bowersox, in fee simple. ALL those certain tracts of land with the ~mprovements thereon erected, situate in Middlesex Township, Cumberland County, Pennsylvania, bounded and described as follows: TRACT ONE: BEING the northern half of Lot ~o. 16 in the Plan of Lots of Country Club Acres, said Plan of Lots being recorded in the Office of the Recorder of Deeds of Cumberland County, Pennsylvania, in Plan Book No.5, Page 35. Said northern half of Lot ~o. 16 havin~ a frontage on the Bernheisel Road (pa. TWD. Po ad No. 505) of 50 Peet. a depth on the north side of 100.12 feet, a depth on the south side of 191.81 feet and a width in the rear of 50.03 feet. BEING the same property which Jacob S. Shenv and Edna N. Shenk his wife, granted and conveyed to James M. Sheaffer and Lucille B. Sheaffer, his wife, by deed dated July 1, 1952 and recorded in the Office aforesaid in Deed Book "B", Volume 15, Page 77. SUBJECT, ALSO, to the following restrictions which shall be enforceable only by the owner or owners of the southern half of said Lot No. 16: (a) No building or addition to any huildin~ shall be erected within 15 feet of the dividing ljne hetween the northern and southe"n half of ~aid Lot No. 16. -1- litH 10G I",~ SZ'I -~' (b) No fence, hedge or other structure more than five feet in height shall be erected or grown within 15 feet of said dividing line. TRACT TWO: BEING Lot ~o. 17 in the Plan of Lots of Country Club Acres, said Plan of Lots being recorded in the Office of tne Recorder of Deeds of Cumberland County, Pennsylvania, in Plan gook No.5, Page Said Lot No. 17 having a frontage on the Bernheisel Road (Pa. Twp. Rd. No. 505) of 110 feet, a depth on the south side of 190.12, a depth on the north side of 186.4 feet and a width in the rear of 110.06 feet. BEING the same property which Jacob S. ~henk and Fdna ~ Shenk, his wife, granted and conveyed to James M. Sheaffer and Lucille q. Sheaffer, his wife, by deed dated May 111, 1~52 anr recorded in the Office aforesaid in Deed Book "A", Volume 1", Pilf1:e 84. ~RACT THREE: BFGINNING at an iron pin on the easterly line of the Bernheisel Public Road at line of lands to be conveyed to Emerson G. Hoover and wife; thence by the easterly line of said road in a southerly direction 50 feet to a point in the line of other lands of James ~. Sheaffer, et ux; thence in an easterly direction by said lands 186.4 feet to a point in the line of other lands of Mildred B. Coyle and Mervin G. Coyle, her hushand; thence by said lands of Coyle, in a northerly direction 50 feet to a point in line of lands to be conveyed to Emerson G. Hoover and wife: thence along said lands in a westerly direction 183.01 feet, more or less, to a point, the Place of BEGINNING. BEING the southern one-half of Lot No. 18 on the Plan of Country Club Acres, which Plan is recorded in the Office of the Recorder of Deeds in and for said County of Cumberland in Plan Book 5, Page 35. BEING the same property which Mildred R. Coyle and Mervin G. Coyle, her husband, granted and conveyed to James ,~. Sheaffer and Lucille B. ALL of the above tracts are subject, however, to the restrictions and covenants as set forth in the Plan of Lots of Country Club Acres; and subject also to the right-of-way granted by Carlisle Country Club, to Pennsylvania Power & Ligr,t, recorded in the Office aforesaid in ~iscellaneous Book 86, Page 522. James ~. Sheaffer died on November 4, 1055, thereby vestin~ full title in his wife, Lucille B. Sheaffer. Lucille B. Sheaprer d!ed March 21, 1978, having first made her Last Will and ~estament wherein she devised the above described real estate to Betty Ann Bowersox and Robert H. Bowersox, absolutely.
