Guardian of Hazel E. Delp, Incompetent, and also only next of kin of Hazel E.
Delp, Incompetent, Luther L. Delp, Guardian of the Estate of Hazel E. Delp,
Incompetent, is hereby authorized to consummate the sale of premises known as
943 Cavalry Street, Carlisle, Pennsylvania, to Earl L. Morrison and Sandra L.
Morrison for a sale price of $18,500 under the terms of Agreement of Sale dated
May 2, 1978 and the Guardian is authorized to pay to George L. Ebener & Associates
the realtor's commission due under said Agreement of Sale.

PROBATE, ESTATES AND FIDUCIARIES CODE SECTION 5521 (23)
TO THE HONORABLE THE JUDGES OF THE SAID COURT:
Your Petitioner, Luther L. Delp, Guardian of the Estate of HazelE. Delp, Incompe-
tent, respectfully represents that:

This petition for Court approval of private sale of real estate owned by Hazel
E. Delp,.Incompetent, .is f~led so that sale of th<;.rea~ estate can be effected
to, raise moniesJor. th~. care and maintenance .of the.In,:~mpetent.
The property

in question is located at 943 Cavalry Street, North ,Middleton Township, Cumber-
land County, Pennsylvania, as more fully described in Deed recorded in Cumberland
County Deed Book 14 W 310, a copy of which is attached as Exhibit A.

Hazel E. Delp was declared an Incompetent and Luther L. Delp was appointed'Guardian
of her estate by decree of this Court dated January 31, 1978. Luther L. Delp has
filed a bond with the Clerk of the Orphans' Court in the amount of $5,000.

The only next of kin of the Incompetent is her son, the Petitioner, Luther L. Delp.

The Incompetent is the sole owner of the real property in question and no other
person has any interest in the property.

The improvements on the property consist of a one story frame dwelling house and
frame storage shed. It is presently unoccupied and has a present rental value of
approximately $200 per month and a current tax assessment of $4,090.

Petitioner listed the premises for sale through a Carlisle realtor, subject to
approval by this Court of any offer. An Agreement of Sale dated May 2, 1978

and with the value of real estate in the particular locality.
That he hasi~spected said premises and is of the opinion that $18,500.00,
is a full and fair price for. the same, and under all. circumstances a better
price than can be obtained at public sale.
That this deponent is .not an employee of the fiduciary nor personally
interested in the proposed sale.
