Meals 14-B-327 The site is landlocked and contains 5 acres, more or less and measures approximately 443.16' along the Southern line by 502.26' along the Western line according to a survey prepared by Ernest J. Walker, P.E., dated January 21, 1980, a copy of which is attached hereto as Exhibit "A" hereto.. None. Individual private wells & septic tanks. A mixture of residential & agricultural uses. CORRELATION AND FINAL ESTI~~TE OF VALUE -This Appraiser completed a thorough search of the deed, multi-list, and tax records to find comparable sales of vacant land that has no access and/or a possible title problem. The result of that search is reported herein. The range of value for the vacant land sales is from a low of $200.00 per acre to a high of $4,092 per acre. Sales 115, 6 & 7 sit just below the subject site along Sample Bridge Road. Sale 116 is adj acent to the subject site, but does have a legal access through a 50' right-of-way. Sale #7 is landlocked but was sbld at Tax Sale. This Appraiser was unable to locate any available market data to represent how much effect the title problem would reasonably have upon the value of the subject property but it probably would reduce the overall value, in my opinion, by between 15% to 25%. Thus, after full analysis and consideration of available data, it is my professional and qualified opinion-that the fair market 'value of the subject site, as of May 20, 1982, based on an estimated value per acre of $400 per acre, is:.
