Baker, Jr., Executor of the Last Will and Testament of Edward D. Baker, deceased, having been confirmed by the Court of Common Pleas of Cumberland County, Pennsylvania, Orphans' Court division, on August 26, 1980, pursuant to Section 3534 of the Probate, Estates and Fiduciaries Code of 1972, the entire interest of the decedent in the real estate hereinafter described is awarded to Edward D. Baker, Jr. in accordance with Paragraph Second of the Last Will and Testa- ment, which is duly probated in the Office of the Register of Wills in and for Cumberland County, Pennsylvania, in Will Book 78, Page 82; ALL that certain farm situate in Lower Frankford Township, Cumberland County, Pennsylvania, consisting of four tracts bounded and described as follows; TRACT A. BEGINNING at a white oak on line of land of Abraham Gayman; thence by the same North 28 degrees West 36.5 perches to a C. 0.; thence by land now or formerly of Abraham Martin, North 76 degrees East 44.2 perches to a pine grub; North 54 degrees East 54.3 perches to a post; North 6 degrees East 3.4 perches to a post; North 74 1/4 degrees East 159.9 perches to a white oak stump to a corner on line of lands of Andrew Campbell; thence by same, South 26 1/2 degrees East 80.5 perches to a locust, a corner of land of Israel Nickey; thence by the said Nickey's land due West 54.5 perches to a hickory; South 1 1/2 degrees West 69.5 perches to a post; thence by the same and lands of E. Throne, South 75 3/4 degrees West 158 perches to a chestnut oak; thence by said Throne's land North 26 degrees East 17.1 perches to a hickory; thence by land of Carothers, G. Baker and Nan Kurtz Baker, formerly husband and wife, by their Deed dated July 18, 1970, and recorded in the Cumberland County Office of Recorder of Deeds in Deed Book "S", Volume 23, Page 357, granted and conveyed unto Edward D.
