LAST WILL AND TESTAMENT
OF
BARBARA J. DORAN
I, BARBARA J. DORAN, of 5 Scarsdale Drive, Camp Hill,
Lower Allen Township, Cumberland County, Pennsylvania, make,
publish and declare this as and for my Last will and Testament,
hereby revoking all other wills and Codicils heretofore made by
me.
FIRST: I give and bequeath my diamond ring to my
friend, DOROTHY JEAN LANDIS, of 717 Haldeman Boulevard, New
Cumberland, Pennsylvania.
SECOND: If DOROTHY JEAN LANDIS predeceases me, I
direct that this bequest lapse and be and become a part of my
residuary estate to be distributed as set forth hereinbelow.
THIRD: I give and bequeath my paintings and litho-
graphs to my friend, DOROTHY JEAN LANDIS and her husband, RICHARD
LANDIS.
FOURTH: If both DOROTHY JEAN LANDIS and her husband,
RICHARD LANDIS, predecease me, I direct that this bequest lapse
and be and become a part of my residuary estate to be distributed
as set forth hereinbelow.
FIFTH: I devise and bequeath all the rest, residue and
remainder of my estate of whatever nature and wherever situate,
including any property over which I hold power of appointment and
, together with any insurance policies thereon, to my mother,
DOROTHY E. DORAN, provided, however, same be held IN TRUST in
accordance with the provisions of Clause SEVENTH hereinbelow.
SIXTH: If my mother, DOROTHY E. DORAN, predeceases me,
I devise and bequeath all the rest, residue and remainder of my
estate of whatever nature and wherever situate, including any
property over which I hold power of appointment and together with
any insurance policies thereon, as follows:
(A) One-third (1/3) thereof to the HARRISBURG

COMMUNITY THEATER, of Harrisburg, Pennsylvania, for general
purposes as the governing body of that organization deems
appropriate.
(B) One-third (1/3) thereof to the HUMANE SOCIETY OF
HARRISBURG AREA, INC. - WEST SHORE SHELTER, of Mechanicsburg,
Pennsylvania, for general purposes as the governing body of that
organization deems appropriate.
(C) One-third (1/3) thereof to the CAMP HILL UNITED
METHODIST CHURCH, of Camp Hill, Pennsylvania, for general
purposes as the governing body of that organization deems
appropriate.
SEVENTH: As to the Trust established herein for my
mother, DOROTHY E. DORAN, I give, devise and bequeath the share
or shares of my mother, DOROTHY E. DORAN to my hereinafter named
Trustee or Trustees, IN TRUST, to hold, manage, invest and
reinvest the shares so received, and to use and apply from time
to time such portion of income only, for my mother's health and
welfare. In addition, my hereinafter named Trustee or Trustees
shall have the right, in their sole discretion, to purchase and
pay for out of the income, such insurance policies as will
provide for my mother's medical care.
Upon the death of my mother, DOROTHY E. DORAN, any and
all principal, along with all income not distributed, shall pass
in accordance with the provisions of Clause SIXTH as set forth in
my will hereinabove.

EIGHTH: In addition to all powers granted to them by
law and by other provisions of this Will, I give the fiduciaries
acting hereunder the following powers, applicable to all proper-
ty, exercisable without court approval and effective until actual
distribution of all property:
(A) To sell at public or private sale, or to lease,
for any period of time, any real or personal property and to give
options for sales, exchanges or leases, for such prices and upon
such terms (including credit, with or without security) or

conditions as are deemed proper. This includes the power to give
legally sufficient instruments for transfer of the property and
to receive the proceeds of any disposition of it.
(B) To partition, subdivide, or improve real estate
and to enter into agreements concerning the partition, subdivi-
sion, improvement, zoning or management of real estate and to
impose or extinguish restrictions on real estate.
(e) To compromise any claim or controversy and to
abandon any property which is of little or no value.
(D) To invest in all forms of property, including
stocks, common trust funds and mortgage investment funds, without
restriction to investments authorized for Pennsylvania fiduci-
aries, as are deemed proper, without regard to any principle of
diversification, risk or productivity.
(E) To exercise any option, right or privilege granted
in insurance policies or in other investments.
(F) To exercise any election or privilege given by the
Federal and other tax laws, including, but not necessarily being
limited to, personal income, gift and estate or inheritance tax
laws.
(G) To make distributions to my herein named benefici-
aries in cash or in kind or partly in each.
(H) To borrow money from themselves or others in order
to pay debts, taxes, or estate or trust administration expenses,
to protect or improve any property held under my will, and for
investment purposes.
(I) To select a mode of payment under any qualified
retirement plan (pension plan, profit sharing plan, employee
stock ownership plan, or any other type of qualified plan) to the
extent the plan or the law permits them to do so, and to exercise
any other rights which they may have under the plan, in whatever
manner they consider advisable.
NINTH: I nominate and appoint DOROTHY JEAN LANDIS as
Trustee of the hereinabove described Trust. In the event of the

death, resignation or inability to serve for any reason what-
soever of the said DOROTHY JEAN LANDIS, I nominate and appoint
MARIE H. GREGORY, of 8 Scarsdale Drive, Camp Hill, Pennsylvania,
as Trustee of the hereinabove described Trust. I direct that my
Trustee shall serve without bond and shall receive fair and
reasonable compensation.
TENTH: I direct that all inheritance, estate, trans-
fer, succession and death taxes, of any kind whatsoever, which
may be payable by reason of my death, whether or not with respect
to property passing under this Will, shall be paid out of the
principal of my residuary estate.
ELEVENTH: I nominate and appoint DOROTHY JEAN LANDIS,
Executrix of this, my Last will and Testament. In the event of
the death, resignation or inability to serve for any reason
whatsoever of the said DOROTHY JEAN LANDIS, I nominate and
appoint MARIE H. GREGORY, Executrix of this, my Last Will and
Testament. I direct that my Executrix, Trustee or Trustees, as
the case may be, and their successors, shall not be required to
post security or a bond for the performance of their duties in
any jurisdiction.

The tax rate imposed on the net value of transfers to or for the use of the decedent's lineal beneficiaries is 4.5%, except as noted in 72 P.S. 9116(1.2)
[72 P.S. 9116(a)(1)].
The tax rate imposed on the net value of transfers to or for the use of the decedent's siblings is 12% [72 P.S. 9116(a)( 1.3)]. A sibling is defined, under
Section 9102. as an individual who has at least one parent in common with the decedent. whether by blood or adoption.

Drive, Camp Hill, Pennsylvania. The property was acquired by
Dorothy E. Doran, widow, and Barbara J. Doran, single woman, by
Deed dated February 17, 1972 and recorded in the Cumberland
County Recorder of Deeds Office, a copy of said Deed being
attached hereto and incorporated herein. The said Dorothy E.
Doran died March 9, 1998, whereupon full and complete title
became vested solely in Barbara J. Doran, the Decedent herein.
The above-described real estate was sold pursuant to an Agreement
of Sale for Real Estate dated February 6, 2002, a copy of which
is attached hereto and incorporated herein. Final settlement
took place on March 28, 2002. A copy of the Deed conveying said
real estate, along with a copy of the Settlement Sheet, are
attached hereto and incorporated herein. The sale price of the
real estate was $110,000.00.

cestamentary being issued on December 21, 2001, provided, in

THIRD: In addition to all powers granted to them by
law and by other provisions of this Will, I give the fiduciaries
ac~ing hereunder the following powers, applicable to all
property, exercisable without court approval and effective until
ac~ua_ distribution of all property:
(A) To sell at public or private sale, or to lease,
for any period of time, any real or personal property and to give
cpClons for sales, exchanges or leases, for such prices and upon
such terms (including credit, with or without security) or
conditions as are deemed proper. This includes the power to give

Will contained, and in consideration of the sum of One Hundred
Ten Thousand and 00/100 Dollars ($110,000.00) to her paid by the
said parties of the second part, at and before the ensealing and
delivery of these presents, the receipt whereof is hereby ac-
k~owledged, has granted, bargained, sold and conveyed, and does
hereby grant, bargain, sell and convey to the said parties of the
second part, their heirs and assigns forever:

EE:NG the same premises which Dorothy E. Doran, by deed dated
February 17, 1972 and recorded March 3, 1972 i~ the Cumberland
C8unty Recorder of Deeds Office in Deed Book "N", Volume 24, Page
::, granted and conveyed unto Dorothy E. Doran and Barbara J.
Coran. The said Dorothy E. Doran died March 9, 1998, whereupon
full and complete title became vested solely in Barbara J. Doran,
the decedent herein. The said Barbara J. Doran died December 5,
2001.
TOGETHER with all and singular the rights, liberties, privileges,
hereditaments and appurtenances whatsoever thereunto belonging or
in anywise appertaining, and the reversions and remainders,
rents, issues and profits thereof, and all the estate, right,
title, interest, property, claim and demand whatsoever of the
said Barbara J. Doran at and immediately before the time of her
decease, in law or equity or otherwise howsoever, of, in, to or
out of the same:
TO HAVE AND TO HOLD the said aranted premises to the said parties
of the second part, their heirs and assigns forever.
AND the said party of the first part, does covenant, promise,
grant and agree, to and with the said parties of the second part,
their heirs and assigns, by these presents, that the said party
of the first part, has not done, committed, or knowingly or
willingly suffered to be done, any act, matter or thing what-
soever, whereby the premises aforesaid, or any part thereof, is,
are, shall or may be charged or encumbered, in title, charge or
estate, or otherwise howsoever.

The Credit Union carries a group life insurance policy on our members
which pays a death benefit based on the share account balance and the
age of the member when various deposits were made. We have filed the
claim. I estimate this benefit to be about $2500. Since there is no

The intended use of this repon is for providing an estate appraisal listing the Fair Market Value for use in
the resolution of the Barbara J. Doran.

Definition of Fair Market Value
The fair market value is the price at which the propeny would change hands between a willing buyer and
willing seller, neither being under any compulsion to buy or sell and both having reasonable knowledge of
relevant facts. The fair market value of a particular item ofpropeny... is not to be detennined by a forced
sale price. Nor is the fair market value of an item of propeny to be detennined by the sale price of the item
in a market other than that in which such item is most commonly sold to the public, taking into account
location of the item wherever appropriate. Taken from Treasury Regulation 20.2031-1 (h)
Approach to Value
There are three traditional approaches to value that are as follows:
Income approach: Applies to income producing properties and is used only if an income situation or rental
propeny can be identiiied.
Market Data approach: Compares the qualities of the subject item to an article with similar or identical
qualities, and researches and records current verifiable sales of such merchandise.
Cost approach: Establishes the total value of an item by considering the value of its component pans
(precious metal content, gemstone weights and qualities, labor, and any other fees) together with the
appropriate retail marknp according to the norms of the jewelers in the locale, supply and demand, and the
current state of the marketplace.

Fair Market Value is estimated using the market data approach. Neither the income approach nor the cost
approach apply in establishing Fair Market Value. However, the cost approach to value was used to check
on the reasonableness or market values found.
Market
To value an item a market (and market level) must be recognized. The most appropriate market for jewelry
can vary depending upon the article's age, condition, quality, intrinsic content, aesthetic appeal,
provenance, current fashion trends, artistic interpretation, period of manufacture among others.
The type of retail outlet that most commonly carries the items being appraised is considered to be the most
appropriate market. However, the auction market was also considered as another appropriate market in
establishing Fair market Value for this type of jewelry.
Limiting Conditions
The jewelry described within has been aualyzed and graded in accordance with prescribed grading
standards using "state of the art" methods and precision laboratory equipment.
Jewelry constructed solely of, or in combination with, precious metals (i.e. platinum, palladium, yellow or
white gold and/or silver) is tested, aualyzed and described for its type and content of such metal. Unless
otherwise stated, all gemstone weights, grades and measurements are approximate and stones have not been
removed from their mountings.
Diamonds are graded with the prescribed grading nomenclature of the Gemological Institute of America
(GIA) and the use of pre-graded permanent master diamond color comparison stones.
Colored stones are color graded according to the GIA color grading system. Unless otherwise stated. all
colored stones listed on this appraisal report have probably been subjected to various treatments to improve
their appearance. Treatments are considered usual and customary practices when properly disclosed and
when done without intent to defraud the consumer. The treatments are mostly stable and do not require
special care. When a treatment is detected and considered unusual it will be so noted by this appraiser.
Some treatments are reversible and re-treatable. It may be beyond the scope of an appraisal to determine
exact treatment methods or the amount of treatment present. Some treatments require sophisticated
equipment not found in a standard gemological laboratory. Prevailing market values are based on these
universally practiced and accepted processes by the gems and jewelry trade.
Sources are assumed to be reliable and the appraiser does not assume responsibility for their iuformation.

The fees paid for this appraisal do not include the services of the appraiser for any other matter. In

One 14K white gold lady's solitaire engagement ring with one, approximately .82 carat round brilliant cut
diamond. The ring is a Tiffany style setting with a tall, six prong head and a near-knife edge pinched
shank. The shank tapers from 2.4 mm at the shoulders to approximately 2.35 mm at the bottom of the ring.

BARBARA J. DORAN
I, BARBARA J. DORAN, of 5 Scarsdale Drive, Camp Hill,
Lower Allen Township, Cumberland County, Pennsylvania, make,
publish and declare this as and for my Last will and Testament,
hereby revoking all other wills and Codicils heretofore made by
me.
FIRST: I give and bequeath my diamond ring to my
friend, DOROTHY JEAN LANDIS, of 717 Haldeman Boulevard, New
Cumberland, Pennsylvania.
SECOND: If DOROTHY JEAN LANDIS predeceases me, I
direct that this bequest lapse and be and become a part of my
residuary estate to be distributed as set forth hereinbelow.
THIRD: I give and bequeath my paintings and litho-
graphs to my friend, DOROTHY JEAN LANDIS and her husband, RICHARD
LANDIS.
\ FOURTH: If both DOROTHY JEAN LANDIS and her husband,

~ RICHARD LANDIS, predecease me, I direct that this bequest lapse
and be and become a part of my residuary estate to be distributed
as set forth hereinbelow.
FIFTH: I devise and bequeath all the rest, residue and
remainder of my estate of whatever nature and wherever situate,
jncluding any property over which I hold power of appointment and
, together with any insurance policies thereon, to my mother,
DOROTHY E. DORAN, provided, however, same be held IN TRUST in
accordance with the provisions of Clause SEVENTH hereinbelow.
SIXTH: If my mother, DOROTHY E. DORAN, predeceases me,
I devise and bequeath all the rest, residue and remainder of my
estate of whatever nature and wherever situate, including any
property over which I hold power of appointment and together with
any insurance policies thereon, as follows:
(A) One-third (1/3) thereof to the HARRISBURG

all principal, along with all income not distributed, shall pass
in accordance with the provisions of Clause SIXTH as set forth in

organization deems appropriate.
(C) One-third (1/3) thereof to the CAMP HILL UNITED
METHODIST CHURCH, of Camp Hill, Pennsylvania, for general
purposes as the governing body of that organization deems
appropriate.
SEVENTH: As to the Trust established herein for my
mother, DOROTHY E. DORAN, I give, devise and bequeath the share
or shares of my mother, DOROTHY E. DORAN to my hereinafter named
Trustee or Trustees, IN TRUST, to hold, manage, invest and
reinvest the shares so received, and to use and apply from time
to time such portion of income only, for my mother's health and
welfare. In addition, my hereinafter named Trustee or Trustees
shall have the right, in their sole discretion, to purchase and
pay for out of the income, such insurance policies as will
provide for my mother's medical care.

(D) To invest in all forms of property, including
stocks, common trust funds and mortgage investment funds, without
restriction to investments authorized for Pennsylvania fiduci-
aries, as are deemed proper, without regard to any principle of
diversification, risk or productivity.
(E) To exercise any option, right or privilege granted
in insurance pOlicies or in other investments.
(F) To exercise any election or privilege given by the
Federal and other tax laws, including, but not necessarily being
limited to, personal income, gift and estate or inheritance tax
laws.
(G) To make distributions to my herein named benefici-
aries in cash or in kind or partly in each.
(H) To borrow money from themselves or others in order
to pay debts, taxes, or estate or trust administration expenses,
to protect or improve any property held under my will, and for
investment purposes.
(I) To select a mode of payment under any qualified
retirement plan (pension plan, profit sharing plan, employee
stock ownership plan, or any other type of qualified plan) to the
extent the plan or the law permits them to do so, and to exercise
any other rights which they may have under the plan, in whatever
manner they consider advisable.
NrNTH: I nominate and appoint DOROTHY JEAN LANDIS as
Trustee of the hereinabove described Trust. In the event of the

death, resignation or inability to serve for any reason what-
soever of the said DOROTHY JEAN LANDIS, I nominate and appoint
MARIE H. GREGORY, of 8 Scarsdale Drive, Camp Hill, Pennsylvania,
as Trustee of the hereinabove described Trust. I direct that my
Trustee shall serve without bond and shall receive fair and
reasonable compensation.
TENTH: I direct that all inheritance, estate, trans-
fer, succession and death taxes, of any kind whatsoever, which
may be payable by reason of my death, whether or not with respect
to property passing under this Will, shall be paid out of the
principal of my residuary estate.
ELEVENTH: I nominate and appoint DOROTHY JEAN LANDIS,
Executrix of this, my Last will and Testament. In the event of
the death, resignation or inability to serve for any reason
whatsoever of the said DOROTHY JEAN LANDIS, I nominate and
appoint MARIE H. GREGORY, Executrix of this, my Last will and
Testament. I direct that my Executrix, Trustee or Trustees, as
the case may be, and their successors, shall not be required to
post security or a bond for the performance of their duties in
any jurisdiction.

OISCOUNT:
If any tax due is paid within three (3) calendar months after the decedent's death, a five percent (5%) discount of
the tax paid is allowed.
PENALTY:
The 15% tax amnesty non-participation penalty is computed on the total of the tax and interest assessed, and not
paid before January 18, 1996, the first day after the end of the tax amnesty period. This non-participation
penalty is appealable in the same manner and in the the same time period as you would appeal the tax and interest
that has been assessed as indicated on this notice.
INTEREST:
Interest is charged beginning with first day of delinquency, or nine (9) months and one (1) day from the date of
death, to the date of payment. Taxes which became delinquent before January 1, 1982 bear interest at the rate of
six (6%) percent per annum calculated at a dailY rate of .000164. All taxes which became delinquent on and after
January 1, 1982 will bear interest at a rate which will vary from calendar year to calendar year with that rate
announced by the PA Department of Revenue. The applicable interest rates for 1982 through 2002 are:
