PARTIAL RELEASE OF JUDGMENT LIEN
WHEREAS, Nicholas A. Beshore and Melissa H. Beshore ("Beshore " were titled
owners of a unit in the Sunguild Condominiums commonly known and numb r d as 1075-
6 Lancaster Boulevard, Mechanicsburg, Upper Allen Township, Cumber a d County,
Pennsylvania ("Unit");
WHEREAS, Beshores conveyed all their right, title and interest to the I nit, subject
to the Sunguild Condominium Declarations, Regulations of record, as amen~e from time
to time, and the Rules and By-laws ("Sunguild Condominum Documents") of t e Sunguild
I & II Condominium Association ("Sunguild Condominium Association" or "A sociation")
to Daniel P. Kneller and Heidi H. Kneller on or about September 20,2005;

WHEREAS, at the time of the conveyance, Beshores owed condo+ ium fees,
special assessments, penalties, interest, attorney's fees and costs ("Debt") to \ e Sunguild

Condominium Association;

WHEREAS, Sunguild Condominium Association entered judgment or the Debt
against Beshores in the above-captioned case in the Court of Com n Pleas of
Cumberland County, Pennsylvania, as captioned above, and such unpaid
also a lien upon the Unit pursuant to provisions of the Pa Uniform Condom ium Act, 68
Pa. C.S. 3315;

WHEREAS, the Sunguild Condominium Association provided a Resal Certificate
to the settlement agent at the time of closing of the conveyance of the Unit t he Knellers
not paid from the settlement proceeds;
showing the Debt owed to the Association but sums to pay the lien of the Ass iation were
WHEREAS, a dispute arose as to the validity of the Association's lie s against the
Unit;
WHEREAS, the Sunguild Condominium Association has reached as
the Knellers and/or those acting on their behalf with regard to the Sunguild ndominium
Association's claims against the Unit.
NOW THEREFORE, the Association, in consideration of the sum of Fau Thousand

Eight Hundred ($4,800.00) Dollars, receipt of which is hereby acknowledged paid by or
on behalf of the Knellers, does hereby release the real property commonl nown and
numbered as 1075-6 Lancaster Boulevard, Mechanicsburg, Upper Aile Township,
Cumberland County, Pennsylvania from the lien ofthe Sunguild Condominiu ssociation
for delinquent condominium fees, special assessments, interest, penalties, a rney's fees
and costs (lithe Debt") accrued or accruing as of September 20,2005. Furt rmore, the

Unit is released from the judgment filed to no. 2005-03026 in the Court of C
of Cumberland County, Pennsylvania. i
Nothing herein shall operate to release the personal liability of the Be~ res for any
sums in excess of the consideration paid or affect the status of the jUdgment~ n any other

property whether real or personal, in Cumberland County, Pennsylvania or e\s
specifically released herein.
Furthermore, nothing herein shall be construed to release the unit fron1 t e Sunguild
Condominium Declarations and Regulations of record, or the Unit's continui obligation
to pay assessed condominium fees and charges as provided in the Sunguild
Association documents, as may be amended from time to time.
Sunguild Condominium Council I & II have hereunto set their hands and se I this ~
