WAIVER OF LIENS
WHEREAS, Jestin L. Kaercher and Cassandra L. Kaercher, of Cumberland County, Pennsylvania, entered into
a contract with Q Specialty Services Inc., of Cumberland County, Pennsylvania, to provide materials and
perform labor necessary for completion of a residential dwelling situate upon lot of ground located:
8 Cedar Cliff Drive, Camp Hill, PA 17011, Lower Allen Township, CUMBERLAND County,
PENNSYLVANIA, as more particularly set forth in Exhibit "A" attached hereto.
NOW, THEREFORE, it is hereby stipulated and agreed by and between the said parties, as part of the said
contract and for the consideration therein set forth, that neither the undersigned contractor, any sub-contractor
or material man, nor any other person furnishing labor or materials to the said contractor under this contract
shall file a lien for work done or materials furnished to the said building or any part thereof.
This stipulation is made and intended to be filed with the County Prothonotary within ten (1) days after date, in
accordance with the requirements of the Act of Assembly of Pennsylvania, in such case provided.
The General Contractor hereby agrees to waive any defects in the filing and indexing of this Lien Waiver in the
Office of the Prothonotary where it is to be filed pursuant to Section 1402 of the Mechanics Lien Law of 1963
and agrees that it will not contest the validity of this Lien Waiver based upon any such defects and hereby
agrees to this waiver of defects on behalf of any of the Subcontractors, materialmen or suppliers that may
provide any labor or materials under the General Contractors Agreement with the owner and who, but for the
same, waiver, would be entitled to assert Mechanics Liens against the owners property under the Mechanics
Lien Law of 1963.
The General Contractor also hereby agrees to provide actual Notice of the Lien Waiver to II subcontractors,
materialmen and suppliers prior to providing any labor or material by them to the project and will further
provide for a written acknowledgment by each of these persons of the Lien Waiver prior to providing any labor
or materials to the project.
IN WITNESS WHEREOF, the said parties hereto have hereunto set their hands and seals this 10th day of June,

EXHIBIT "A"
ALL THOSE TWO CERTAIN pieces or parcels of land situate in the Township of Lower Allen, County of
Cumberland, Commonwealth of Pennsylvania, being more fully described as follows, to wit:
TRACT NO. I: BEGINNING at an iron pin on the northeastern side of Cliff Drive (T-641) said iron pin being
on the dividing line between Lots Nos, 153 and 154 on the hereinafter mentioned Plan of Lots; thence from said
point of Beginning the following four (4) courses and distances: (1) North fifty-two (52) degrees twenty-seven (27)
minutes zero (00) seconds East, a distance of one hundred fifty and no one-hundredths (150.00) feet to an iron
pin; (2) South thirty-seven (37) degrees thirty-tbree (33) minutes zero (00) seconds East, a distance of one
hundred and no one-hundredths (100.00) feet to an iron pin; (3) South fifty-two (52) degrees twenty-seven (27)
minutes zero (00) seconds West, a distance of one hundred fifty and no one-hundredths (150.00) feet to an iron
pin; and (4) North thirty-seven (37) degrees thirty-three (33) minutes zero (OO) seconds West, a distance of one
hnndred and no one-hundredths (100.00) feet to an iron pin, the place of BEGINNING. BEING Lot No. 154,
Plan No.1, Cedar Cliff Manor, dated March 5, 1954, and recorded in the Offiee of the Recorder of Deeds in and
for Cumberland County in Plan Book 6, Page 33. CONTAINING 15,000.00 square feet or 0.3444 acres,
TRACT NO.2: BEGINNING at an iron pin on the northeastern side of Cedar Cliff Drive (T-641) said iron pin
being on the dividing line between Lots Nos. 154 and 155 on the hereinafter mentioned Plan of Lots; thence from
said point of Beginning tbe following four (4) courses and distances: (I) North fifty-two (52) degrees twenty-seven

for Cumberland County, in Plan Book 6, Page 33. CONTAINING 15,000.00 square feet or 0.3444 acres,
TRACT NOS. 1 AND 2: BEING THE SAME PREMISES wbich Michael L. Bangs, Executor of the Estate of
Florence E. Bliss, deceased, by Deed bearing date the 28th of May, 2002, and recorded on the 3rd day of June,
2002, in the Office of the Recorder of Deeds in and for Cumberland County, Pennsylvania, in Record Book 251,
Page 4885, granted and conveyed unto Jestin L. Kaercher and Cassandra L. Kaercher, his wife.
