NOTICE TO DEFEND
AND NOW comes PLAINTIFF, by and through his attorneys, Frey and Tiley, Attorneys at
Law, And respectfully states as follows:
1. Plaintiff is Harriet E. White, of 104 Brighton Dr., Carlisle, PA 17013
2. Defendant is Jeremy Keifer, of 106 A Street, Plainfield, PA
3. Plaintiff is the owner of 580 N. Middleton Rd. Carlisle, PA, Cumberland County,
Pennsylvania, by virtue of a deed from Cumberland County, PA
4. On or about September 1, 2003, Plaintiff and Defendant entered into a verbal lease
agreement for the leasing of a portion of the above-described real estate, designated as
584 N. Middleton Rd., Carlisle, PA 17013 to Defendant. ( W H 1.6 l -r C-)
5. The verbal agreement in relevant part that the terms of the agreement was to run on a
month to month basis beginning on September 1, 2003 with the purchase of the
mobile home, owned by Plainiff, Harriet E. White. In consideration for the term of the
lease, Defendants agreed to pay to Plaintiff $200.00 rent lus $5.00 for electric bill for
water in monthly installments of $205.00 beginning on ?jp7 (, 03 and continuing
on the first date of each succeeding month during the term of the mobile home
occupying 584 N. Middleton Rd., Carlisle, PA. Defendant, Jeremy Keifer agreed to
pay each month for mobile home lot rental fee.
6. Defendant breached the terms of the agreement as stated above by failing to pay rent
due on May 1, 2005.
7. Defendant was served a Notice to Vacate on May 4, 2005, a copy of which is attached
hereto as Exhibit "B".
8. Plaintiff has performed all responsibilities under the terms of the agreement.
9. Defendant now owes rent to Plaintiff for the month of May 1, 2005 to May 30, 2005
in the amount of $200.00 plus $5.00 water electric bill, Late Charge of $20.00, $75.00
Mowing Fees, $70.00 Trash Removal, $75.00 for not allowing heavy machine
contractor to enter property with backhoe for service work, $60.00 not allowing septic
contractor to enter property to perform work on septic lines, and $94.08 for judgment
cost at District Justice Paula Correal's Office on June 13, 2005. (Total due to
Plaintiff from Defendant with Judgment is $594.08). (& H g 1-r A)
10. Plaintiff has spent $94.08 to District Justice Maj. Before it was appealed.

Today being Wednesday, May 4, 2005, you are hereby given a (15)
notice to vacate the mobile home from the above mentioned address in
which you were renting.
The reason you are being asked to remove the mobile home and all
outside objects etc.... You were given verbal notice on the day the
house was listed for sale, that if the house were to sell, you would have
to move the mobile home. I am forced to give this written notice to
vacate within 15 days, because you refuse to move it with a verbal
request.
I do anticipate your cooperation in this matter. The home must be off
the property no later than 12 noon on the 19th of May.
