DECREE AWARDING REAL ESTATE
AND NOW, ~O I () , 1985, the Account Stated in Lieu of First and Final
Account of Donna M. Howell, Administratrix d.b.n.c.t.a. of the Estate of Paul W.
Snyder, having been presented to this Court on June 18, 1985, and the same having
been confirmed and distribution awarded in accordance therewith, the Court does
hereby award, decree and confirm unto Donna M. Howell, her heirs and assigns, all the
right, title and interest of the said Paul W. Snyder in and to the following described
real estate:
ALL THOSE CERTAIN three tracts of land situate in the Fifth Ward of the
Borough of Carlisle, Cumberland County, Pennsylvania, being a part of the
property known as "K" Street Motors:
TRACT NO.1: BEGINNING at a stake on the south side of "K" Street at
lands now or formerly of George S. Waggoner; thence by the said "K"
Street, North 83 degrees 38 minutes West 60.2 feet to a stake; thence by a
curve bending to the left having a radius of 127.3 feet whose long chord has
a bearing South 73 degrees 53 minutes West 97.5 feet to a stake; thence by
a curve bending to the right having a radius of 127.3 feet whose long chord
has a bearing South 73 degrees 53 minutes West 97.5 feet to a stake;
thence by another curve bending to the left having a radius of 90 feet,
more or less, whose long chord has a bearing South 40 degrees 56 minutes
West 103.0 feet to a stake in the east property line of North Pitt Street;
thence by North Pitt Street, South 6 degrees 30 minutes West 93.5 feet to
a stake; thence by land of the Grantors herein, South 87 degrees 53 minutes
East 300 feet to a stake at the southwest corner of the property line now
or formerly of George S. Waggoner; thence by the west property line now
or formerly of George S. Waggoner, North 6 degrees 22 minutes East 230
feet to a stake, the point of BEGINNING. CONTAINING 1 acre and 60
perches, more or less.
THE ABOVE-DESCRIBED tract of land is conveyed subject to the
restriction that no repair shop or unsightly shed shall be erected in the
northeast corner of the said tract of land, said corner being deemed to
extend 150 feet along "K" Street and 115 feet in depth along land now or
formerly of the said George S. Waggoner. The southern line of such
restricted portion shall begin at a point along the line now or formerly of
said Waggoner 115 feet south of ilK" Street and shall then extend North 83
degrees 38 minutes West 150 feet to a point.

TRACT NO.2: BEGINNING at a point on the south side of "K" Street at
other lands of the Grantor herein; thence along the south side of "K"
Street, South 83 de~rees 38 minutes East 150 feet to a point at lands now
or formerly of WillIe Berger; thence by lands now or formerly of Willie
Berger, South 6 degrees 22 minutes West 110 feet to a point at lands of
Grantors herein; thence by lands of said Grantor, North 86 degrees 45
minutes West 150 feet to a stake in lands of the Grantor herein; thence by
lands of the Grantor herein, North 6 degrees 22 minutes East 116 feet to a
point on the south side of "K" Street, the place of BEGINNING.
TRACT NO.3: BEGINNING at a point on the west side of the Carlisle
Springs Road; thence by land now or formerly of William Waggoner, North
87 degrees 53 minutes West 294 feet to a stake; thence by land of Paul
Snyder, North 6 degrees 22 minutes East 114 feet to a stake; thence by
other land now or formerly of the heirs of George S. Waggoner, South 86
degrees 45 minutes East 286 feet to a point on the west side of the Carlisle
Springs Road; thence along the west side of said road, South 2 degrees 12
minutes West 105.4 feet to a point on the west side of said Road, the place
of BEGINNING. CONTAINING 0.7 acres, more or less. AND BEING
improved with a two and one-half story brick dwelling house known as 1422
Spring Road, Carlisle, Pennsylvania, formerly designated as 1722 Spring
Road, Carlisle, Pennsylvania.
LESS, HOWEVER, a certain tract of land with improvements thereon
erected conveyed by Paul W. Snyder, Inc. to Mark E. Howell by deed dated
June 3, 1976, as recorded in the office aforesaid in Deed Book "Q", Volume
26, Page 803.
BEING the same premises which PAUL W. SNYDER, INC., by Deed in
Dissolution dated May 17, 1979, and recorded in the office of the Recorder
of Deeds in and for Cumberland County, Pennsylvania, in Deed Book" ",
Volume , Page , granted and conveyed to Marie M. Snyder, Executrix
of the Estate of Paul W. Snyder. Marie M. Snyder died April 5, 1985, while
the Estate of Paul W. Snyder was still in the process of administration. By
Order of Court dated April 11, 1985, Donna M. Howell was appointed
Administratrix de bonis non cum testamento annexo of the Estate of Paul
W. Snyder.

hereby award, decree and confirm unto Donna M. Howell, her heirs and assigns, all the
right, title and interest of the said Paul W. Snyder in and to the following described
real estate:
ALL THAT CERTAIN Unit in the property known, named and identified in
the Declaration referred to below as "Cambridge Condominium," located in
the Borough of Carlisle, Cumberland County, Pennsylvania, which has
heretofore been submitted to the provisions of the Pennsylvania Uniform
Condominium Act, 68 Pa. C.S.A. SS3101 et seq., by the recording in the
office of the Recorder of Deeds for Cumberland County of a Declaration
dated June 15, 1983, and recorded on April 24, 1984, in Miscellaneous Book
294, Page 964, being and designated in such Declaration as Unit No. B-4
together and including the detached garage, which said Unit and detached
garage, being part of said Unit is more fully described in said Declaration,
together with a proportionate undivided interest in the Common Elements
(as defined in said Declaration) of 6.25%.
BEING the same premises which John H. Billman, by Deed dated June 8,
1984, and recorded in the office of the Recorder of Deeds in and for
Cumberland County, Pennsylvania, in Deed Book "S", Volume 30, Page 558,
granted and conveyed to the Paul W. Snyder Estate. The said Paul W.
Snyder having died June 24, 1978, Letters Testamentary on his estate were
granted by the Register of Wills of Cumberland County to Marie M. Snyder.
Marie M. Snyder died April 5, 1985, while the Estate of Paul W. Snyder
was still in the process of administration. By Order of Court dated April
11, 1985, Donna M. Howell was appointed Administratrix de bonis non cum
testamento annexo of the Estate of Paul W. Snyder.
UNDER AND SUBJECT, NEVERTHELESS, to a right-of-way in favor of the
owners of Lot No. 2 on plan of lots of the Ruth A. Barnhart Estate, as
recorded in Cumberland County Plan Book 38, page 28, their heirs and
assigns, as set forth in the deed of Marian L. Groninger and Jean A.
Cridland, co-executrices of the Estate of Ruth A. Barnhart, dated October
17, 1980, and recorded in the Office of the Recorder of Deeds in and for
Cumberland County in Deed Book "E", Volume 29, Page 244.
